Ask to see 5 years of tax returns...
I'd guess the only value is the value of the land/building/inventory.
Most small business owners I know who are retiring are selling the building and land, not the business.

You need to add more context and parameters for the business. For example, is there growth in the market or has it topped out. Where is the product made? If it is made in a country overseas then you have to know it's stability etc. Many factors other these couple.
