We're remodeling our main floor. Finally finished demo this weekend.

Main floor laundry room was moved upstairs and tile floors removed. This will become a mud/locker room for the kids stuff with hardwoods.

My home office is being relocated. This will become a 'pantry' room with a 2nd fridge and sink. We removed the framed door and made it a cased opening. This gives us an additional foot for cabinets on the other side.

Old kitchen completely gutted. We had an island and will now have a 'U' shaped layout with seating.

The cased opening from the kitchen to the formal dining room (which will now be kitchen table and seating) was enlarged from 32" to 58". The pantry we used to have on the left side was removed.

The shoddy 'built-in' cabinets next to the fireplace were removed. Guess the previous owners had the main floor pink at one point.

The whole main floor will get hardwoods with the exception of the kids play room which we're not messing with and will stay carpet.

Flooring starts today and hopefully cabinets start next week.

Flooring was tile and two types of prefinished hardwood. Changing the cabinet layouts meant all new floors so just do it all.

You can scrape and paint the ceilings without replacing them. We did that with our house. We hired someone to do it, and it didn't take them too long. It was a mess though.

Counters will be Twilight Black matching granite slabs.

Cabinets are all white oak. They are combination of dark walnut stained and Sherwin Williams pewter green. We had them built by a cabinet guy (goodbye budget) so we got the colors we wanted.

Flooring is 3-1/4" wide white oak hardwoods. They will be lighter color TBD.

Wall colors will be SW Slumber Sloth (lutz).

After having the 8"ers in my last house and real pine 9"ers in this one, I couldn't go to skinny ones again.


I think after I replace all our doors and fix the back porch, I'm going to put in 1x6 or 1x8 baseboards though and get rid of the mini ones I have (that appear to the same you had in pic 1)

So 3-1/4 are wider, LOL.

Our interior designer didn't recommend much wider since our 80's home isn't exactly level. Flooring guys had the same opinion.

We're doing a 5+" baseboard now instead of the short ones.

I *think* they chose that direction for the ceiling because at its widest point the house was a little bit more than 16' wide. So with the 2-3" crown molding on both sides, they could run a 16' board all the way across with no board seams. The only seams were somewhere in that hallway.

They couldn't have installed them length wise as the house was probably 40+' deep.

And I think they went that way with the floors because it was on a slab, so floor joists weren't an issue, but I guess the "standard" is parallel to the front door. Really, they could have gone either way and it wouldn't have mattered. But it was crappy LVT anyway, the installation quality wasn't the best, I never cared for the floor color, and if had have been mine I would have ripped it and put large tiles down.

We got 3 quotes to remove the popcorn ceilings. Ours is the type that's basically joint compound so it can't be scraped. It needs to be sanded. All 3 quotes were between $10,000 and $11,000 for just over 1,000 SF. That includes sanding, adding joint compound back to smooth it back, sanding, priming and painting. It got cut out since we're already so far over budget.

Most everything since the early 90's used OSB..and even that gets progressively thinner as the years got closer to the early 2000's, and then at least around here, they toughened up the building codes some for storms and they had to go back to at least 1/2".

Peak house building was sometime around 1966--by then they had stopped using asbestos tile on the outside, but the houses were built either on 12" or 16" centers, and used either diagonal 2x6 or 2x8's as roof sheathing on 16" centers. All the load bearing walls would be doubled up 2x4's on the corners and around windows to support the extra weight on the roof and rafters--which were usually 2x6's or 2x8's that were nailed--not stapled together.

My second house was built in 2001--and it was the cheapest made, slapped together POS I've ever seen. The garage was studded on 24" centers, and all the outside walls were sheetrock, then insulation, then Cellotex foam sheeting, and then the vinyl siding (occasionally nailed to a stud). Someone could break into that house with a utility knife. I had a pipe burst in the exterior garage wall once and it was easier to go in from the outside, because I didn't have to do any sheetrock work. I just took down the siding, cut the foam sheet, then fixed the broken pipe and replaced the wet insulation.

And the dreaded 10-15yr CPVC inside plumbing.

If I were building today I'd pay extra for plywood subflooring and roofing, and use PEX for all pressurized water lines. CPVC would be ok for sewer and drains.

3 houses in the hood have already flooded from cpvc busting in walls/ceilings. Going rate is about $20k in damage, PLUS replumbing the entire house.

copper corrosion issues. About once a year a pipe starts leaking, and I'll just pay a plumber to go out and fix the pipe, then get a handy man to fix the sheetrock. She's 87, and no way I'm putting 1 penny more into that house than it absolutely requires.

She was on well water for about 25 years, so I would guess whatever minerals are in the ground water caused about 95% of the copper corrosion issues.

Flushing/cleaning our hot water heater I can only do it once a year or two and be fine. Well water, every 6 months.

Mom's lake water from Lake Murray is surprisingly good, when treated. Replaced a well they had with MAJOR hard water issues. The lake water is treated with bleach and aluminum powder for softening and it tests out better than City of Columbia water for minerals, and bacteria.
