if the mortgage were paid off I'd get all the rest of the work I want done around here (electrical made modern, take up any carpet and redo the wood underneath or get new hardwood, upgrade the insulation, remove any of the wood paneling that is left and replace with drywall, kitchen remodel).
Looking at that list, it may cost more than we paid for the house.
Build the dream garage/shop in the back yard.
Add a sunroom.
Buy a really fast car.
Problem is, my getting this mortgage paid off is only going to put about $500 more per month back in my pocket.

savings and bought a new car with the rest. Now that that car is paid off, it's pretty much making up the difference in inflation.

paying mine off.
The reality is that I feel like I'll still have a "mortgage" payment, albeit informally.
By then I'll need a new HVAC, new windows, and probably a host of other BS. I'm thinking that will all still add up to a mortgage payment for a few/several years.

1) buy LTR nearby 2) buy 2nd LTR nearby 3) buy office building nearby 4) buy STR close enough to go visit (must have hot tub) 5) buy another STR close enough nearby (must have hot tub capabilities) 6) renovate the 2nd STR 7) fix up first LTR nearby to sell, fire your property manager on the first STR because they suck and manage yourself, leverage almost everything you have except for primary real estate to try to pay for the renovations of the 2nd STR because it cost x2 original quote because everything that could have been wrong... was wrong. All of this must be done at the same time. 8) i'll get back to you when I have this figured out.

If I had that much cash sitting around I'd find a 5% money market or savings account somewhere to stick it in and have no risk or work.

it's AMAZING how much spare investment money shows up w/o a mortgage or rent payment.
Will be using this in coming years to enhance house and property when I get the long-deserved spare time. List similar to what you mention.....paint house, insulate and put plumbing in workshop to make it inhabitable, new dock for pond, rebuild chicken house, build some new fenceline, repair driveway, etc etc etc.
Time + Money + lengthy to-do list = good retirement

I've travelled everywhere I need to go already. Seen what I needed to see. If I never get on a plane again, I'm perfectly happy. If I never leave the tri-county area again, I'm OK with that too.
I wanna be a homebody on a farm and just exist. Play golf, fish, hunt, grow stuff, raise animals, and exist. That'll make me happy.

recently to my wife, was try to it where the sun never sets on the tigerny empire. Then, whichever property doe not book for the next two weeks, that is where we will stay. We just travel all over the place, constantly. Although, I think that would get old fast. Just trying to keep options open.
