sitting around waiting on the realtor to do his #### and schedule the termite inspection, regular inspection, and appraisal.

It's been 4 days. How long does this ###### need?

Meanwhile there's nothing I can move forward on with the other house because if they are given a reason to back out then I'll have to back out of the other agreement.

I hate waiting games.

for those inspections.

I also am not scheduling inspections on the house I am buying until the house I am selling passes inspection (I"m sure it will, but just in case) because if we can't agree on fixes, then they can back out of the contract.

I'd start scheduling all kinda stuff because everyone and everything has a longer lead time than you'd think. If it falls through then cancel.

we can move in to the new house before the closing date for the purchase.

So we are not in a hurry in that respect.

I'm just tired of worry about what the reports are going to find and how much profit I'm going to havee to come off of.

Once you've accepted you won't make near as much as you think, or that its going to cost a lot more than you planned, buying the house is the easy part.

The stressful part is moving. When I leave this rental I've seriously though of renting a big dumpster in front of the house and put everything in it, and just starting over somewhere else.

As long as it doesn't cost me over 10k total I'll have a nice chunk of change for the bathroom remodel.

Also, moving isn't that big of a deal to me. Got a lot of help and both sides of the family is lush in trailers that we stole from an ol boy in the upstate.

Although depending on how much profit I may hire 2 men and a truck and be done with it.

Friday then call just to keep in touch. The buyer's attorney did email me a seller information sheet yesterday though.

Figured that wouldn't be a priority form just yet. But I do need to go ahead and find an attorney on my side.

Will probably end up using in-law's attorney for both sides of the transaction. Make it more streamline.

Hopefully wont' have to worry about conflict of interest in a lawsuit among family.

as far as who pays for what.

It is the unseen stuff they always argue about. Our subdivision requires a $500 fee to the HOA on every sale - our neighbor did not know it, the buyer did not know it and buyers attorney just allocated to the seller on the closing. Well agents then got to decide who pays and they ended up splitting between them since neither knew about it.

attorney is doing. You are only worried about getting paid and the attorney has to get your mortgage paid off and balance to you or he/she cannot do the transfer of the deed.

The lawyer I've used 5 or 6 times I've seen him close on the same house, to 3 different people, twice in one day.

I would be very surprised if he gives you a "deal" for anything.

stamp costs, county and state costs etc. They compile all the documents you'll both have to sign regarding deed registration, proof that its actually you signing the documents, how teh finances are transferred, title insurance etc
