Primarily due to the additional traffic congestion it would cause. A serious comprehensive study of traffic, roads, retail, and housing in Vlemson area needs to be done.

feed it, and you'd rather have that housing where traffic is minimized as much as possible, than sprawled out.
But I don't agree the growth trajectory is something you have to accept. But fighting to get Clemson to dial back enrollment, which is the only think to "flatten the curve," is gonna be a doozy. Though, if you need someone to start taking scalps with you, I got a really good story about an outhouse and a bottle of campari. You just tell me the school official to work in.

I think it's time to switch allegiance to Alaska Pacific University in Anchorage, AK. With an enrollment of around 300 undergrads, we'll be able to stay miles ahead of the Winkopps of the world.

Barker put us on this path of cronyism at Clemson and we kinda got suckered into it with "aw shucks, I'm just an average guy/average grad like you" routine. And then we quietly let the groundwork get laid for questionable development, nepotism, admin salary hikes, and Tiger Brotherhood circle jerks.

Any alternative off campus housing probably has more significant traffic implications. Keowee Trail is walkable, alternatives likely not so much.
Traffic issues also heightened by lake constraints, major secondary highway intersections and Seneca - Easley - Anderson commuters. Student population growth is only part of the problem.

No one wanted to live on campus. And why would you? The price was 2X as much and the space was half as much and you couldn't even have sleepovers with friends.
Isn't that why there is less housing on campus?

With wild cards like Lightsey Bridge muddying the water a little bit for those final years.
I would have loved for my son to live on campus his sophomore year at UT but there was zero option. All but about 800 spaces of available on campus housing goes to freshmen, and the remaining 800 go to a lottery of about 12,000 entrants.
It was less expensive and more convenient and took commuting and finding parking (another massive problem) out of the equation.
From what I can tell the situation is almost identical at Clemson, and the resultant demand has spiked area rents.

McLovin 2 BR Housing in 2004: $550 Same 2 BR Housing in 2024: $850 (yes it was and is a dump)
Clemson Tuition 2004: $8,000 per year Clemson Tuition 2024: $15,000 per year
15/8 = 1.875 850/550 = 1.55
1.875 > 1.55 therefore, tuition increase was more excessive than rent increase

I'm saying. No argument here about tuition vs rent.
What I am saying is that Southern universities are getting over-enrolled.
The new students are typically well-monied northerners with a demonstrated propensity to pay more for the same thing here than we are used to.
There's no room at the Inn on-campus, so the properties near campus know there's more demand than supply, and that it's a seller's market, so sky is seemingly the limit on rent hikes.
My son has one frat bro from CT who is thrilled with the $2000/month he's paying for an apartment that's a 20+ minute walk to campus. Other friends were paying $775 this year and were told it was going to $1300 next year if they wanted to renew. It's bad man.

I'm not sure how that works out at Clemson, specifically.
The bigger (potential) problem is the close familial relationship between people trying to profit off of off-campus housing and the man who controls how many students need off-campus housing.

That is the crime, any "walkable" livable place is going to cost at least $800 a month. Believe me I checked, and I'm not talking lazy rivers and granite countertops

Meanwhile, letting in more students. So that creates a housing shortage on campus that the Wink-off's of the world are more than happy to exploit.
Meanwhile, the green spaces created by the dorms that have been torn down will be replaced in time with academic buildings which can carry a higher return than housing. Some high tech labs, with professors, working on grants, that brings in far more money from a building than housing.
They tore down Johnstone and said it would be a green space, and it was for maybe 5 years. Now that "green space" is full of academic buildings.

student housing and provide CAT buses to/from campus.
Look at the land around Garrison. They do not even have plans to provide housing for the vet school as it stands now, but there's tons of acreage there.
We do not need more traffic in downtown Clemson or Tiger Blvd.
