A couple of things

You have people requesting a showing. Get the house spic and span, gather up 3 dogs and 2 kids to get them ready to leave. Then they cancel 20 minutes before the showing time while we're hopping into the car. That's happened 3 times since the house has been on the market.

Then you have the people you know send out a dozen or so offers a day. They come in at 1/3 of the asking price just hoping to find one person desperate.

Then you get those that make sure to mention how they don't like the color of the carpet in one room and ask about 1 scratch in the hardwood floors and you have those that makes sure you know if they buy the house, they'll be painting the living room.

Then you have the serious offers, all of which are contingent on them selling their own home, which I understand.. It's just annoying.

We're currently under contract and today was the home inspection and found out the people that pumped out our septic tank last month cracked the lid, so that's gotta be replaced now.

Also put sod out on the front lawn to boost curb appeal. Interest really shot up after that, but now we're dealing with people that want to pull their car onto the yard to park. I mean, it's not hard to tell in a sea of brown lawns, the one with bright green grass and striped from fresh pallets of sod is probably not the yard you want to pull into.

Ok, that was more than just a couple of things.

Wasn't a great sellers market then. To figure out what was wrong and what buyers didn't like about the house, we, um, well, started leaving tape recorders around the house...

Anyway, this young couple comes in and the wife loves it. Won't stop raving about the house. But you can quickly tell in the conversation that the pretentious husband and the real estate agent think she's an idiot and won't listen to anything she says.

The husband doesn't offer much other than to dismiss her, but then he suddenly says to the agent, "You know, I'm just worried about the liquidity of this house." Agent just kinda does a "uh huh" and they leave shortly after. Of course, no offer.

I wish I coulda hunted that guy and kicked him in the nuts. He found some word that sounded knowledgeable to him and he didn't really know what he was talking about.

We were lucky and broke even

Last time we sold was in 2014 and we struggled

All the houses I've owned have been solid
