For those of you who welcomed me to NC

when I said that I sold my house in cootlumbia and was moving to NC. I just found my new home in Kernersville today after looking at about 15-20 homes before my wife and I found the one that we both liked equally as much, and the owner has accepted my offer, and the closing will be done in the first week of July. Personally, I was really tired of looking at home after home before finding the right one...

Not yet, but my wife and I spent the day on lake Norman with her brother and his wife on their brand-new pontoon. Things have changed a lot with pontoon's since I was last on one. My brother in-law's new pontoon has a 4 stroke 250hp Mercury outboard that will push that thing pretty steady...

The Yadkin river lakes are good. Bass master classic held at High Rock several years ago. Badin and Tillery do well. Fight the ski and tubing folks like everywhere else. Go during the week and u will
Be fine. Norman is a big ole
Place with everything from pontoons to mini yachts out there. Some
Fast boats on that lake. Anybody heard of nascar playground! Yadkin lakes hour to two hours from K vegas

Congratulations. A real estate agent told me this week to get flood insurance even if you're not in a flood zone. Might be good advice considering what happened in Asheville.

As a Catastrophe Insurance Adjuster I recommend getting flood insurance if you live in a flood zone or an area where FEMA calculates that you live in an area where a flood could occur every 100 years.

I lived in the 1/100 area but FEMA forced me to buy flood insurance. Over a 10 year period never had a problem. But from 2020 through 2023 it rained much our back area flooded over 3/4’s of an acre. The water came up to our porch steps on at least 5 occasions.

Based on storm predictions in the future we can expect more Hurricanes like Helene that came inland over 300 miles.

A very important piece of advice I recommend to everyone I dealt with was to read every single page of your insurance policy. Highlight with a market limits such as jewelry, firearms, antique’s, valuable coins / money.

I pray for safety of all and hope that we do not have more storms like Helene. But I do encourage those who can afford generators, stocks of food, water, inflatable boats or something similar. I would recommend keeping $1000 in cash in your freezer and keep important documents in a safety deposit box. And have an escape plan on laminated paper. Make a copy for each family member.

I have worked some severe storms but Helene is the worst storm I have ever dealt with in my many years of working handling storm claims. It can be heart breaking when families caught in these severe weather events where they have lost so much that cannot be replaced.

Hope no one is ever affected by such severe storms like Helene. Pray everyone stays safe.

Ending on a positive note. Go Tigers !!! I hope Dabo wins his 3rd Clemson’s 4th National Championship 🐅🐅🐅 in 2025 maybe win 2 in next 5 years.

If anyone lives in a 100 year flood zone I would think their lender would definitely require flood insurance. Also, it should be noted that a 100 year zone doesn’t indicate that a flood is only expected every 100 years…it means there is a 1% chance it can happen in any given year.

It can also be interesting to look at a flood map just to see how close you are to the nearest flood hazard area. If you google FEMA map service
Center you should be able to search your address.

I deal with flood maps a lot and I would caution anyone not to rely on the exact boundaries of the flood zones. There can definitely be some error, especially with older maps. Depending on the topography, I would consider flood insurance even if I were merely close.

Flood insurance is a must for me anywhere that I live. The house that I sold never had water standing for more than an hour but we had flood insurance for that time it may have flooded. It's best to have it and don't need it, then to need it and don't have it. That is like taking a pistol everywhere I go, I would rather have it even if I never need it, then to need it and don't have it!!!

Kville is a better than many other NC places to live. NC doesn't come close to living in SC. LIBERAL politics, high property taxes, no real tax breaks for seniors like you have in SC.

PLUS, ALL YOU WILL HEAR ABOUT IS BASKETBALL AND HOW GREAT UNC AND DUKE ARE AT BEATING AND DOMINATING CLEMSON THEY WILL NOT TALK FOOTBALL. YOU WILL LEARN TO REALLY DISLIKE THE LOUD MOUTHS. THERE ARE VERY FEW CLEMSON GRADS OR FANS IN NC. KVILLE IS NOT NECESSARILY WAKE FOREST FANS. STAY AWAY FROM GREENSBORO AND GUILFORD COUNTY. NOT PARTICULARLY SAFE AND COST OF MOST EVERYTHING IS EXPENSIVE. WINSTON SALEM IS NOT MUCH BETTER. BAPTIST HOSPITAL IN WINSTON IS MUCH MUCH BETTER THAN THE HOSPITAL IN GREENSBORO. AT LEAST YOU CAN GO SEE CLEMSON PLAY WAKE FOREST IN THE THREE MAIN SPORTS AND YOU CAN GET TICKETS. THE FACILITIES ARE NOT BAD FOR THE GAMES.

I call BS on this post. I was born and raised in the lowlands of SC, and after school at Clemson I left
the state for good. I occasionally return for a very brief visit and then rush back to my home in N.C.
If you try to compare the 2 states SC will come short about 8 of 10 times.

I lived in NC for many years. Know it well. Moved back to SC 15 YEARS AGO. COULDN'T WAIT TO LEAVE THAT ######## STATE.
Your problem is you have not lived in SC in years, perhaps decades if you left after graduating from Clemson, you have never lived or worked in SC as an adult. A visit every now and then cannot equate to comparing the two states and coming up with 8 out of 10 reasons NC is better.

Since I've been here, I haven't been out of the house without wearing a Tiger T and my ball caps showing who I'm a fan of in sports just as I did when living in cootlumbia!!! Already met a Tiger fan that saw me riding my scooter to a circle K. By the time I put the kick stand down he was already standing beside me telling me about the idiot UNC fans;)

Woah. You lost me at all caps. It’s the equivalent of screaming. I found my tax breaks (NC) far out weigh what my family pays in certain counties in SC. It’s all about what city and county you live in as they all fluctuate. I don’t find the policies liberal as a libertarian because the house and senate in nc has been held by republicans for many years. They have mostly been able to reel in super liberal governors for the most part. I find SC laws to be lacking. For one: no vehicle inspection. I routinely see cars riding on May pop tires and tint so dark on the entire front wi Daniel’s there’s no way they can see well. I also find the abolishing of concealed carry a problem. I believe anyone who Carrie’s a concealed weapon should take and pass a course. I know that’s a weird stance for a libertarian but I feel it’s a privilege rather than a right. There’s also the ever inflating gas tax instituted by Nikki Haley. Gas prices in SC for the first time in my life are climbing higher than NC. But hey, to each their own. Subjectivity makes the world a beautiful place.

Grew up in kernersville, our house was in the fairway of hole #2 on pine knolls golf course, not a bad area, but not many other tigers around there. I remember going to Clemson vs wake in Winston Salem in the late 80’s and trying to find the stadium with my cousin, asked for directions at a gas station and the attendant said you see all that orange, and sc plates, just follow them you’ll find it.

The house that I'm buying is right before entering a school zone on W Mountain St Kernersville. The house was built in 1951, it caught fire a year ago and it has been totally remodeled since the fire, and it was put on the market the day that I made an offer and it's under contract until I have all the inspections done to make sure that I'm buying a safe and sound home...

My wife is from NC, and with most of my family, mother, father, sister, two brothers have passed away with only one sister living that lives in Sumter, we thought it best to get closer to her family to cut back all the traveling for visits, and it would be safer and cheaper to visit just my one sister than it was for my wife making many trips to visits her 5 brothers and sisters that's still living in different parts of NC...

Grew up in Kville and still live fairly close. It has grown a lot as I pulled tobacco trailers by a small tractor up and down what are now 4 lane roads. Easy to live there and get to the cities you work in. Can’t say the planning was spot on though….
