Could be misleading. I know a handful of 'realtors' that are really real estate investors. Gives them access to more data, connections and home tours, while also saving on fees and taxes.
(plus other 'realtors' that are really stay at home 'boss mamas' that pretend they have a real job between the MLM gigs)

But I can't find the distribution. I'm sure a large percentage are realtors as a side hussle.
Still, overall home buying conditions are the worst in decades. Worse than after 2008.

They are not worse than '08.....I had about 85k in commissons fall thru in '08.

Now, I am not talking about when I work with someone for a year and they never buy...that is just part of it. I am talking about, I had them under contract and was a week or so from closing..and the appraisal came up so short, I COULD NOT POSSIBLY make it work...or my buyer got laid off, or my buyer got reloacated...or the BANK JUST DECIDED NOT TO MAKE THE LOAN,etc.etc.
It was the worst I have seen in 42 years as a Realtor. I worked the most hours ever and made the least money ever...

What you say is true. But, the market is good for sellers. In'08 it was terrible

for sellers. The average price of real estate has outpaced the average income in a lot of areas. In the Greenville Market the past 30 days, the average sales price was 344K and 166 dollars per sq.ft. Of those, 13 were new construction, and the cost of those was $229 per square foot. That number is crazy to me because all of those new homes were what we refer to as TRACT homes;home built by a national builder such as Mungo, DRB,Eastwood,etc.It was not too long ago that I had to fight appraisers to get $140 dollars a sq.ft. on a custom built all brick home in Powdersville.Currently, my best builder that I represent is in the $350 to $500 range per sq.ft. But, he is currently building 14 homes. So,the market is still there for real quality.

We listed our house in 08 and sold in 09. Had an early offer that fell through as people were bs-ing their finances. Dude was denied financing by bank (after preapproval) as bank didn't allow his car allowance (lol) to be counted in income. That was the only way he could attempt to afford the home.
Got a good deal on the new house we bought, but made no money on our old house sale.

about 1 a week.
Obed® said I can't compare where I live to anywhere else house wise, but I also look at houses in Seneca and Central..and if a house is priced right and doesn't look like a crack house, it moves in a few days.
The guy who bought my house in Murrell's inlet finally took it off the market; I guess he figured out that its still worth about what he paid for it 3 years ago.

trademarked name that involves member ship in the NAR/participation in the MLS. So all Realtors are real estate agents but not all real estate agents are Realtors.
The distinction is important to these stats because a lot of people have real estate licenses but are inactive so that number is inflated.
