I'm not sure why I keep doing it; I must be a masochist.
A house came on the market on IOP last Wednesday night around 6 pm. I went over and looked at it Thursday morning around 11 am. The realtor was there and said he had showings every half hour until 6 pm. He let me sneak in while another realtor was there doing a virtual showing and take a look.
Thursday night I submitted an offer for asking price, with an escalation clause for $20K over. The offer timed out at 2 pm on Friday. Finally heard back around 7 PM Friday that they had TWELVE other offers, and they went with one of those. I'm wondering how many hundreds of thousands of dollars over asking it sold for.

Closing on the doxxed house is set for 10am and we get the check as soon as all the lines are signed.
I am a numbers guy, so I put together a spreadsheet of all of the homes we were interested in during our four months of hunting. I have excluded the home we purchased, but it was the lowest over list that sold during our housing search. I believe this was solely because it was only listed on Zillow less than an hour before we offered and only had exterior photos.

I didn't keep any records of the dozens of houses I've looked at, or how much they sold for. I think, counting the two offers I had and backed out of, I have put in 7 offers on houses, all to be outbid. I'm not 100% sure at this point.

Lost another that we had highest bid, and were the only offer on the house we bought. We took the first offer we got on the doxxed house because it was 10% over ask and we didn't even have to prep for showings.

I looked at a $775K (asking) house Friday AM. Every room in the house needed to be painted--smudges, scratches, sheetrock dings. There was a pool that supposedly had "recently been refurbished", but it needed at least $10K of work, immediately. The house had rotted wood in the eaves and the paint was holding it up. The inside looked the exact same as it did in 1996 when the house was built. Lots of black and white "stuff", brass doorknobs, and popcorn ceilings in most of the rooms, except where the roof had leaked and they scraped the ceiling in sort of repaired it. I opened one kitchen cabinet door and the top didn't even have a hinge; It was just propped up-closed, and fell off when I opened it.
Last Sept/Oct when I was selling my house I was worried when there were paint smudges, and repainted the whole wall. I repainted all the baseboards because they just weren't as crisp as they were when new. Now, I'm lucky if folks even clean up anything when they show their house. I looked at one that appeared (and smelled) they had just finished cooking french fries in the place--and left dirty dishes in the sink.

the sellers are replacing the entire septic system (for some reason they waited until the absolute last minute to do this), so I have to sit here fingering myself for the next month while all the work gets done. Obviously there are way worse problems to have and I should be grateful yada yada yada but it feels like I'm stuck in detention staring at the clock.

went running Sunday, there was a house near him that just hit the market and there were cars lined up on the street to see it. Checked later and it had an offer pending per Zillow. This is not a fancy house, around 1500 square feet, but the price was 2x what it cost me to build mine. Wish I could just sell and move away, but it would be a nightmare buying anywhere else.

The dump behind me I looked at a few months ago went under contract; When I looked at it, I thought it needed to be razed, the lot elevated about a foot, and then start over building again. Land out here had been selling at around 550-700k/per 1/3 acre lot for the dirt; I guess its into the 800K-900K+ now. In the last 8 months prices out here have risen 30%+. It's completely insane.

House down the street from us just sold for 2.5x what we paid in 2018. It's not even lake front either. A little bit more square footage than ours and newer, but I've been rolling play doh snakes thinking about that sweet, sweet, FBcoach equity here lately.

The lease ends in March. My landlord is a nice guy, but he's no dummy. He can raise the rent another 30%+ and get it, and at that point I'm not sure its worth it to me. I haven't even mentioned to him wanting to stay here past the lease end; I guess if I haven't bought something by Jan or so I'll need to start talking to him about it.
