Clemson Moratorium

Fellow Tigers we need your help. I am sure many of you have been to Clemson recently and seen all the high rise construction downtown. For your information more is being planned at this time and it will further impact College Avenue. One in particular will take out the Blue Heron and the Sunnyside Cafe as that whole complex will become a 373 bed student unit with limited commercial space. There will be a parking garage in the back.

While it is a long shot those of us living in Clemson are trying to slow this down. Our fear is they will build it but the students may not come. Both projects opening this fall (the U Center and 114 Fenley ) have current occupancy rates in the upper 60's and mid 70's.

I know many of you don't live in Clemson but you come to town and spend money and attend sporting events. I feel there is some objection among you. If so would you please sign the attached moratorium. All the supporters we can get will be appreciated.

Who cares? What makes any of us entitled to tell a land owner what they can or cannot build on their property? Were you elected president of the College Ave HOA? It's an un-American entitlement attitude that is becoming more and more common in today's society. If you don't want somebody to build there then buy the land yourself. Don't try to choke them with red tape (do we really need more?) and bad PR.

Also consider the neighboring land owners. What if they are ready to sell but can't because a potential buyer is too scared he won't be able to change his new estate? You're decreasing the value of something that isn't yours because your feelings will get hurt if things aren't the way they used to be.



Let the free market control the building. If they can't rent enough rooms they will drop the price and students will get cheap convenient living spaces, GOD FORBID!!

Your attitude will create blockhouse concrete jungles ad infinitum as far as the eye can see, entirely too much of which is happening already all across the globe. Which is racial suicide, over the long term. Scientists have proven that if you pack enough rats into a small enough cage they become first homicidal and then eventually suicidal, and eventually they even go so far as to start eating their own young. Humans are not so different in that regard.

Communities are allowed to decide - collectively - what they want to be. Unchecked, unregulated growth leads invariably to extinction. And long before that it results in the destruction of what made small communities so cool and intimate to begin with.

Wanna watch Clemson choke to death and die? Put up 47 gazillion apartment blocks, kill the small-town vibe. But hey, guys like you will make money off it, so what's it matter, right?

might be too scared to post their idiocy in this thread. And then of course we said to ourselves, "no wait. they're libertarians. just give them time." and so here you are. "what right do we have" you ask to determine what people may build on their property. Gosh, I don't know. The right that keeps someone from building a tannery in the middle of a residential neighborhood, perhaps? the right that residents of a community have to determine whether neighbors have to keep their grass cut, or are allowed to park vehicles on their yards, or take in boarders, perhaps? I know this always comes as a surprise to libertarians when I point this out, but the rest of us aren't middle-aged men living with twelve year-old minds. We don't really want to see the town we grew up in turned into some kind of high-priced ghetto of apartments for students, owned for the most part by parents who live elsewhere and have very little concern about the town itself.

When you buy land it has zoning attahced to it

You know what it is going in.

You don't want a trailer park next to your million dollar house even though the neighbor can stick 5 trailers on it and make more money. He can petition the town or city counsel to rezone that property and it probably will not pass.

I don't know Clemson's zoning, but certainly multifamily is either a rezoning or possible a planned zoning of some type. If there is not a good comprehensive plan in place a moratorium on certain types of development is a good idea.

Just because I can buy a piece of property rezone it and flip it does not mean that it is a good idea for the community.

I'm an engineer and do this for a living. There are a lot of developers that I will not work for.
