Building Collapse Article

Jun 26, 2021, 7:26 AM

I know that there was discussion on this topic in Balm's "Hey Neil" thread, but I found this article very interesting and it includes some photos of cracks and concrete spalling that provide some insight ...

Consultant speak: Visual integrity inspection shows …

Jun 26, 2021, 9:52 AM

Evidence of serious issues that need further technical evaluation and most likely highly expensive, disruptive repairs that will likely escalate upon addiitonal examination during repairs.

Owner: So can you tell us when there might be catastrophic consequences?
Technical Consultant: That is impossible to predict.
Owner: OK - all is OK. But we’ll do some minimum mitigation to show good intent.

A little dark sarcasm _but when highly competent, qualified technical experts issue reports that indicate serious issues, they should be taken seriously. This is true regarding airplanes including software, chemical plants, buildings etc.

Technical expertise (like medical) can’t predict the future but is likely directionally correct.

Totally agree. It took 3+ years just to get started. I heard it was a 15 million repair contract on one show and then heard that they were just now getting bids recently on another channel. Either way, took tooooo long. Some of this is understandable, cause if it was 15 million, then each residence was in for a bill of over 100 grand on property they either already owned or had a mortgage on. I'm sure there was a pain in the rear process to get everybody on board. Hellll, we couldn't get our HOA on the same page to get our 50 year old roads repaved and the individual bill per residence was around 5 grand. When it was finally approved, owner X would say they weren't gonna pay until owner Y paid first, then there were the 20% who weren't gonna pay at all and were fine with liens being placed. Became so convoluted that everybody just gave up. Hard to get people on the same page nowadays.

hey, not too late to get into the miami beach Condo Market. This one is a steal. I just have a few questions on how the 750 a month HOA gets spent.

On another note, watching MSNBC this morning they keep pushing a false story about where that building was built built. They keep stating reclaimed wetlands. It was not. The reclaimed wetlands are just near by. FIU professor who studied that site and area for years had to correct them a couple of times. Then the next show comes on and they state the same thing about the building on wetlands. The building that collapsed was not on reclaimed wetlands. Then they start trying to spread fear about all building on the coast.

flag link military_tech thumb_downthumb_up

95% sure that is wrong

Jun 27, 2021, 5:37 PM

All of that area is reclaimed wetlands, but much of it happened before wetlands was used as a description. They dug drainage channels and hauled in a lot of dirt ot make Miami Beach suitable for buildings. Thus the incompetent professor's confusion.

What else is reclaimed wetlands/drained swamp? Most of the rest of south Florida, North Myrtle Beach, all of Houston, parts of Washington DC, etc. It's a very long list.

Jun 26, 2021, 9:25 PM

So who is responsible for fixing the building? The HOA? The tenants?

2024 orange level memberbadge-donor-10yr.jpg flag link military_tech thumb_downthumb_up

the insurance company

Jun 27, 2021, 12:07 PM

the HOA is the owners, the tenants are mostly dead

Re: the insurance company

Jun 27, 2021, 12:40 PM

I meant who was responsible prior to the collapse

2024 orange level memberbadge-donor-10yr.jpg flag link military_tech thumb_downthumb_up

everyone will be sued including the engineering company

Jun 27, 2021, 1:17 PM

that said there was a problem that needed to be fixed as well as anyone that ever worked on the building including the roofing contractor.

The HOA was probably responsible for the decisions about repair. Sometimes owners are not even privy to reports that were prepared.

Don't know if the HOA has liability insurance for such an event. Dont know if the lawyers will go after the HOA members personally. Bet some of them are buried under the rubble.

Imagine trying to sell one even in the sister identical building a half block away. It seems it would be impossible.

Re: everyone will be sued including the engineering company

Jun 27, 2021, 7:41 PM

It is going to be pandemonium. every condo owner on the coast in a building 30 years and older is going to lawyer up and demand inspections. They may not like what they find and these things will be going up on the market left and right when th HOA has to take out a 20-year loan to pay off repairs and then jacks up their fees..

I have a buddy who works for this company. I wonder if this disaster will help a company like this take off?

article behind a pay wall. Beware of "journalists" writing technical articles.

what does this have to do with a NY times reporter writing a technical article on why a building might have collapsed?.

it wasn't BTW, it is literally straight up reporting on the known information and quotes by the agencies and people involved. But yeah, your wapo thing completely invalidates this.

What does Zillow have to do with it? Point is, there will be an investigation, everything up until their findings are speculation.
