Need a a little help please
May 16, 2022, 3:26 PM

We have been renting a house in Pendleton - close to work for both of us - and the called me earlier and said he wants to take advantage of the market here and sell ASAP and, surprise, you and Nikki and the two babies have to be out by July 1.
So, if anyone knows of a property, buy or rent, in this area, please let me know. Central/Seneca/Liberty/Pendelton/Clemson.
I know, will be hard to buy and close on a house by July 1, so rental might have to be the way we go. At least three bedrooms (my oldest also lives at home). Right now the two little ones share a bedroom and my office is in a hallway (haha).
Just email me if you know of anything in particular. Thanks!

WOW, in November 2003 when I bought my house, $275K would have bought 5 bed rooms, 3 1/2 bath, swimming pool with private fencing around the entire back yard. WOW that is pricey for that house, IMO....

My cousin is selling his place, he said the thermostats don’t convey but he’s willing to let the toilet chair and full shoulder mount buck go if the price is right. Call him up, tell him Skeeter says he’s a no-good bald headed dolphin flogger and he’ll give you a fair price, he’ll know what you mean.

Most times renters have a contract.
For a family, buying better than renting. A smaller home that you gain equity and tax breaks on is better than renting a larger house.

last 3 months free...( they paid me twice a year, for 15 years. Great tennants.) Anyway, I was giving them the free rent in case they had to move because I thought the buyer was going to remodel it a flip it. Well,lo and behold, the new owner told them they owed him the rent. The three months I gave them was BEFORE the new owner closed on the property. So, it doesn't surprise me in the least what people will do.

great point and sad as crap about people today.
friend applied and approved to rent 2 bedroom 1 bath townhouse while awaiting a move next year. very willing to sign one year lease. great job, credit, college aged kids, yada yada - you know the drill. rent around 1400/1500 a month.
f’n owner requiring 2 months rent up front plus security deposit equal to rent. so, 4500 just to move in. just a f’n total d1ck move. not to mention he was a referral from a friend. yet, someone will pay that and he knows it - and they did. an extra month up front, just because.
some people just suck

Pretty sure he got 2 months notice. Sounds like he's in a month to month and could have been given 30 days notice. Better question is Why is he a renter??

Eviction is for getting rid of someone who isn't paying the rent, not asking someone to leave when a lease ends.
and anyway the eviction moratorium has been over for a long time, like close to a year.

Lol, You’ve obviously never owned rental property, it’s very difficult to get someone out. I haven’t had too many problems, but took my dad a year to get a deadbeat out of one of his rentals…

What is he asking for it, depending on how much land is with it. If it's on an acre of land, it's probably worth about $30-35K, right?

Property taxes in Pickens County are 1/2 of what they are in Anderson County. I've lived in both and I'll never go back to Anderson County. Plus the roads and inclement weather response is 100% better in Pickens County. Best of luck!

unless this is stipulated in the contract.
You have a lease on that home until the end date on your contract. If the homeowner wants to sell the house prior to the end of you lease - he is selling you as a lessor of the property until your lease ends.

Dude is solid - works hard - has no life - which is what you need in a real estate agent.
And I agree with others - if you love the place - work out a rent to own deal - based on today's market. The owner holds the note.
Buzz might be able to help you with this - or point you in the right direction. He knows tons of peeps.

I had a similar situation in a lease purchase agreement, after discussions of a 2 to 3 year time period, the owner said they were putting the house on the market after me and my fiancé have been in it for about nine months and incurred great expense to move into the place, and also done lots of work to improve the appearance of the house. I told him that’s fine, but we’re not going to allow anybody into the house for you to show it. There’s no agreement in our lease for us to do that. I also told him we have nowhere to go, we can’t leave the area due to our work situation, so we’ll be here until we find something else. If you want to try to evict us that will take you at least 90 days after the lease expires , so you might as well not even bother. The resolution was, they backed off allowed us enough time, I believe six more months, to allow us to get our down payment together and purchase the house at the agreed upon price. Just food for thought, if you want to play hardball

estate market". It's absolutely nuts. I refrain from using the term "bubble" because it draws the ire of those who have bought recently. But in my very humble opinion, some folks are going to end up being upside down in their houses... in the future, they'll owe more than their house is worth. There's just no way this can keep going on forever... a house worth $200K a couple years ago, sold for $400K last year, and is now listed for $600K with bidders over asking price. It's just not sustainable...
Yes, I've seen the experts say that demand is still higher than supply and therefore no slowdown is in sight. Just remember... these were the same experts who just a few years ago said that a housing crash was inevitable... because Boomers were retiring and downsizing and there would be a "glut of family homes on the market". LOL. Yeah, that's how much the "experts" know. I would suggest using your own common sense, and me personally... I'd be very leery of buying right now. That's just me.
In hindsight, one of the smartest/luckiest things I've ever done is just hang onto my house I bought 26 years ago. My mortgage including escrow is less than $800 a month, will be paid off soon, and that includes a nasty divorce 10 years ago in which I had to refinance to buy out her half of the equity. I couldn't get a shack that's falling in and about to collapse for that kind of money today... for $800 a month I might get a rusted out singlewide trailer in the middle of nowhere...
Economy slows down, bear market, maybe a recession for a couple years with people out of work, higher mortgage rates, etc. Been there, done that. Let's see what those houses sell for then.

I agree that there are areas of the country where folks may find themselves upside down in their mortgages but I can't believe that will happen anywhere around here. Even in the last recession the Greenville area didn't see that happen. True, prices were stagnant for several years. There's a big migration trend towards the south right now and I can't think of any reason that will reverse. I've had 2 recent renters come from out of state to sign annual leases without ever seeing the houses.

Also if they’re forcing this on you, take a look at your lease, if it says “showing the house upon approval from the renter”, you don’t have to approve it. Don’t cut the grass, don’t trim the hedges, don’t clean the house. Let your diaper pail overflow, walk around in a wife beater. Let your uncle Ernie who just got out of prison move in. They’ll never sell it

Houses are selling without a showing or inspection. A lot are investors with cash at closing. I have never seen anything like this. I fully expect the housing market to crash but, we are no where near it right now.
