by the Tar River in Greenville, NC. I lost two cars in 3 years to flooding. Moral of the story: don’t live in a house on stilts and park your car underneath.

That tract at the corner of 501 and 31 is quite literally the center of growth in the Grand Strand. That real estate will be incredibly valuable, congrats to whoever holds it. Build them houses high!

being in a 100 year floodplain doesn't mean the finished floor is in the 100 year floodplain. Code will require the finished floor to be at least 2 feet above that level and if I'm building it, I go even higher.

Also they will not be allowed to fill in any wetlands unless then build new wetlands at the rate of 2 to 4 times the area affected. The wet areas will stay like they are, the homes go on the higher ground.

Florida unrolled a 30-year-old South Florida building code allowing developers to build wood frame structures again. They just plopped up 5 story condos next to mine that are entirely wood-framed, everything else down here is 8 inches of poured concrete or concrete block, and your roof is tied directly into a concrete beam that ties down to the foundation every 18". That is the standard. These stick condos will sell for the same price and will get obliterated the next time a cat 3 rolls through.
