and reopen. I think the problem there is that even though the park is a good deal on the acreage, it needs a lot of money dumped in it for facilities and infrastructure. NC mountain tourism is healthy, so someone could definitely make a nice go of it with a complete refresh.

We've driven past Santa Land on the Cherokee Reservation a dozen times in the past two summers and I don't think I've ever seen more than 15 cars there on a weekend. Yet...it stays open.
