what were you able to get with the refinance?
Dude is sending my stuff today. Will definitely be able to pay less interest, get out of pmi, and lower my monthly payments. Won't have enough equity for the remodel.
Anything to get out of pmi

30 year at 3.5 or 20 year at 3.35.
I'm looking at about $120 lower payment. Would probably keep paying what I do now though.
20 year is a nice idea but kinda harms the cash flow more than I am prepared to. I have to worry with my insurance going up next year as well as the county reappraising and really getting me.

we are paying $50 more on our property taxes per mortgage payment than we we started thanks to our town realizing that it actually costs money to provide rural water services.
But the lower year and rate is your best option in the long run. That is if you can swing it.
We will basically have to restart our mortgage, which is fine, only out 9k in what has been paid down and been paying 3 years. But we still plan on taking the amount we were paying in PMI and putting as an additional payment towards the principle to catch back up.

old, old value. I'll wager they reassess this year and that is going to sting if my calculations are correct. I've got some newcomer discount on the insurance that goes away in 2121. That won't be a massive blow but will not be fun either.
