I foresee lawyers in FB's future.....maybe not, but seems highly likely when you have a drain field running, well, into the yard.

I sold a house once and dude came up during the closing and insisted that I pay $5k of his closing costs. I had turned that down 2 weeks prior; but I guess he thought I'd cave at closing.
The time had long since past for any negotiations. I told him I'd cancel closing and sell it again in 3 weeks for $20K more.
His realtor was there and was all "You'd cancel closing and lose a sale over $5K?" I was all "hellz yeah I would". Idiot.
People will do and try anything.

if the contract that both of you signed said you would pay your own closing costs, then he comes in and demands something different,
you can sue if he chose to back out.

You won't get a dime in SC for real estate "damages", not at least for the $350K or whatever I sold that dump for.
The point here is if their financing falls through, or a million other things happen..closing could not happen. Just wait a few weeks to start the celebratory "In your FACE!"

depending on how good your lawyer is you could get compensated for offers/time/etc you could have gotten while you were under contract with him.
I would have made him back out.
And his real estate agent was ###### too because he didn't warn him of the consequences.

a few times on here (I wonder who THAT was?)
I had a boss try and sue me over for breach of contract over a non compete once. That was a joke.
Anyway, I told the buyer "that ain't happenin'" and I think his useless newb realtor (who was also trying to hook up with the buyers finance girl that came to closing) dropped some % age off his commission or something and that seemed him to appease him. We "took a break" over lunch, came back, and they gave me a check and ushered me the eff outta there.
That was the only closing I've ever been to that had 2 closing attorneys, two real estate agents, a buyer and finance rep. It was just weird all the way around.
When I sold out in Oct, I went to the lawyers office and signed everything one afternoon, they wired the money in my acct and I was outta there. Never saw the buyer. He showed up early though and tried to start moving his ish in, and I told his realtor he could leave the stuff outside until he signed a couple hours later. Yes, i was being a d!ck about it, but he was a yankee, so I didn't care.

an appraisal come out just right. I feel this step to be the biggest fraud in the whole system. I believe the lending bank should have to pay for this AND it come out of any profits they expect from the interest on the loan.

about to fall down or something. Hell, when I had this place refinanced we were in the middle of a bathroom fix up, had holes in the wall, toilet water was off, medicine cabinet lord only knows where. Came back just fine.
