Build or Buy a Storage Shed...cost?

I need to get a storage shed for my house. Thinking something around an 8x10.



Did you prefer building or buying?

What was the cost?

If you had to do it again, would you do anything different?

I purchased a shed about 4 or 5 years ago from Fisher Barns out of Greenwood/Abbeville. Been pleased with the quality. I couldn't build a 2x2 doghouse, so building on myself was off the table.

Prices vary widely, mainly based on features. Windows, shelves, etc. all add to the cost. Just check out the lots around your area. I imagine the cost has risen over the last 4 years.

Pro Tip 1: Buy one bigger than you think you need.

Pro Tip 2: Either have a perfectly level spot for them to deliver (i.e. graded) or have a bunch of cement blocks for the foundation. Even a slight slope means they need a lot of blocks (I think I ended up using like 30 total for a pretty good sized building). If you use their blocks, they charge a bundle.

1) Determine the size of building you want (build or buy).
2) Determine where you want the building on your property.
3) Grade the site and pour concrete; rocks or gravel sink over time.
4) Place your building on site.
5) Run your electric cables underground in plastic pipe or conduict.

use leveling blocks...

IF you are handing with tools you can buy kits form HD or Lowes. My neighbor did it and swears he would never do it again.

I had a contractor build mine $7000 and that was like 8 years ago. .... if you cna find a contractor now willing to do anything for a reasonable price.. do that. good luck .

I recommend every one who asks to just buy one pre built. There is a guy selling them like every other mile on every single rd in greenville.

heck you can buy them on facebook market place now..

BUT LIKE EVRYTHING ElSE.. they cost an arm and a leg now. Hopefully you will find some 1 needing to clear out some inventory

NO NO NO, those types of buildings come with a wooden floor, Just make sure to put 4X4s at each corner 2 to 3 ft in the ground with concrete, and bolt them to the building so that it will withstand a wind/thunder storm!!!

If you go with pre-built option, check out ‘Tuffshed’. They have a variety of base models in various dimensions with customizable options. Pretty comparable pricing to other pre-builts but seem to be a step up quality and appearance-wise.

If you plan on long term storing a lawnmower or anything with rubber tires plan on using gravel or a concrete pad. Parking on the dirt causes the tires to dry rot faster. Metal buildings aren't as aesthetically pleasing as wooden structures but they don't require painting and termites aren't a factor. Based on the size you've stated you may be able to find a used metal building on FB marketplace or Craigslist that you can get on the cheap. I agree with the previous post on upsizing a little. It's been said to get the biggest one you can afford and accept the fact that you'll want it bigger.

Build if you can.

I had about a 8x8 that I needed quick so I bought a prebuilt "framed" special. It was sitting on a graded, level site, and let it go work. Basically I was renovating the house and needed the outbuilding/storage fast. That was 7 years ago.

About a month ago, I partially re-framed it. Rot set in on the eastern wall as rain was able to make its way in via bad seal/plywood the corner, then capillary action ran it up and along the wall stud. As a result, the shed was showing stress. Sure, the floor was pressure treated but with a plywood wall, bad seam, and non-treat studs, it was a fail. Most folks would have just let it go as it was another 10 or so years (or a bad storm) away from failing beyond saving. So I just took a weekend and some (50% spare) lumber from a major garage storage project and re-framed it.

I am also at 22% slope.... so structural rigidity and water is a big deal.

For the cost, including what lumber cost now, building it (if you have the skill set) is always the best bet unless you don't have the time.

I needed a 16' x 20' barn/building for a horse and feed storage. It cost less than half for my brother and me to build it rather than buying one. Nothing fancy - treated 4 x 4 posts and 2 x 4 rafters with tin roof and basic siding.

If someone is going to build it for you, price the materials and multiply by 2-1/2 for a close final cost estimate. It can vary some and depending on the builder you can negotitate some because most established builders get discounts from their suppliers. Either way, that will be close to the final cost.

In addition to what others have said:
1) see if you have any covenants on your property (e.g., minimum offset from edge of property line)
2) 8X10 is very small. Keep in mind that dimensions are usually outside not inside, so actual storage is closer to 7X9.
3) keep in mind that sheet good are usually 4' x 8', so an 8' x 12' probably doesn't cost much more than a 8 x 10.
4) few things are more frustrating than discovering you storage shed is too small after the first year.

CONTRACTOR: "For $900 Dollars, I'll teach you EXACTLY how to get this job done. Then you can spend $800 to do the job and you'll still be saving $1,100 Dollars - PLUS... you'll get the knowledge and experience for the next time you want to do a job yourself."

CUSTOMER: "Deal!! Let's do it."
CONTRACTOR: To get started you'll need tools. So you'll have to buy a welder, a grinder, a chop saw, a drill press, a welding hood, gloves and a few other things."

CUSTOMER: "But I don't have all this equipment and I can't buy all of these for one job."
CONTRACTOR: "Well then for another $300 more I'll let you rent my tools... and you'll still be saving $800 Dollars."

CUSTOMER: "That's cutting into my savings. But I'll rent your tools."
CONTRACTOR: "Okay! I'll be back on Saturday and we can start."

CUSTOMER: "Wait. I can't on Saturday. I only have time today."
CONTRACTOR: "Sorry, I only give lessons on Saturday, because I have to prioritize my time and my tools have to be at other jobs with other customers all week long.

CUSTOMER: "Okay!! I'll sacrifice my family plans on Saturday."
CONTRACTOR: "Yeah... me too. Oh... and I forgot... to do your job yourself, you also have to pay for the materials. Everything is in high demand right now, so your best bet is to get your truck and load up at 6AM before everyone else gets there."

CUSTOMER: "SIX AM??? On a Saturday??? That's way to early for me. And also... I don't have a truck."
"CONTRACTOR: "I guess you'll have to rent one. Do you have a couple of strong men to help you load and unload everything?"

CUSTOMER: "Ummm... ya know... I've been thinking. It's probably best if YOU get this job done. I'd rather pay someone to get it done correctly than go through all the hassle.
CONTRACTOR: "Smart move, sign this and please get out of the way so I can work."


THE REALITY IS THIS...
When you pay for a job, especially handcrafted, you pay not only for the material used, but you are also paying for:
- Knowledge
- Experience
- Tools
- Services
- Time
- Punctuality
- Accountability
- Professionalism
- Accuracy
- Labor
- Sacrifices
- Safety and Security
- Payment of tax obligations

No one should denigrate a professional's work by judging prices - ESPECIALLY when they don't know all the elements or costs necessary for the production of such work.
This was just a remix of an old story I once heard and I am sharing this in support of craftsmen, specialists and entrepreneurs everywhere!
You can't haggle over a service that you don't actually have the skills or knowledge to do yourself. You can't get a high quality gourmet dinner party for the same price as a Happy Meal from McDonald's. And you can't be mad when skilled people actually KNOW their own worth.
Be smart. Trust a reputable professional. And never forget... that you ALWAYS get what you pay for.

I just ignore all that. I remember working summers for contractors installing swimming pools. The showroom folks, for both above ground and below ground pools would make the install sound cheap or ignore it completely. However, that was the "small" cost, not the big one.

Guy shocked at the install price: "I already payed $XXXX for the pool, I only have $### Dollars - MAX!! It's a simple job! They guy at the store told me it would be cheap and I could do it myself"
Profession: Grading. (and then praying there is no need for a wall). The really praying that there wasn't a unknown septic system...

We outright refused to even look at a "tried it myself and now I need help cases". Those were always a lose-lose as they would blame us if they lost/damaged half of the frickin thing.

Also shocked at the cost of "water" had two options. From the lake for $### trucked in or $XXXX for municipal traded options. All would go for the the lake and than spend $XXXXX on chemicals.

I built my own about 10 years ago, it's a 16X16 that I keep my Harley in, and if I remember correctly, I spent about 15 hundred for material, and it's still as solid today, as it was right after finishing building it. I also have one of those wooden storage building that they will deliver and set it up. It cost more than double of what it cost to build one myself, and it's not as solid, but a decent storage building if you can't build your own.

After they brought it out and set it up, I put a 4X4 at all 4 corners 3' deep in the ground with concrete, when the concrete set, I bolted the 4X4s to the building with 8inch lag bolts, and it would take a H&11 of a wind storm to move it, or turn it over. I think it would have to be a direct hit by a Tornado to hurt it, I mean, I would trust being in it with some of the worst thunder storms we have.

If I were you, and wanted a building to last for a long time, I wouldn't buy one of those put it together yourself Tin building kits that you can buy from lowes, or home depot. Those thing are junk from day one you get it put together, and it becomes even worst junk everyday after!!!;)

Get one bigger than you think, believe me! If you want a 8*10, then get a 10*12, cost will be pretty close.

Buy a pre-fab that you can paint to match your house. I am in the contracting biz and I bought 10*14 for just few 100 more than I can buy materials. Then I added loft storage on the ends and a work bench on one end, that bench is the extra 2 foot that I didn't almost buy.

Then there is storage under bench, storage in lofts and I am still full, now! I was trying to keep my garage uncluttered but of course it is now as my shed is full. But there will be some serious spring cleaning in the next few wks.
