I know I could just go to our resident expert FBCoachSC® but looking to do a no cash out refi. Cut terms from 30 years to 15 and get rid of PMI. Question is should I do an online deal or hit the local community bank. Where can I get a better deal, or do I just get reamed in the rear either way?

Put in your value, refi amount, years, BAM! You got rates.
Choose the one you like, can probably get $0 fees or you can pay fees and get a lower rate. The rate I saw advertised was the rate I got.
We did this, gave them all our credit stuffs, they sent a dude to our house to sign papers, 30 mins and done.
I'm going to do redhead things. Good night

Circa 2004ish TRDJ used bankrate to find a rate/lender for a refi. TRDJ was in an arm and looking to lock in.
TRDJ found a great rate and a lender. Lender was like 150 miles away and was all like no sweat bruh we'll send a guy to your house.
They did, and guy showed up. Briefcase in hand full of papers. Slick willy started just SIGN HERE SIGN HERE SIGN HERE and TRDJ mostly complied.
About a third of the way into seemingly an inch of papers stacked up, I'm all like hey bawce where the rate at? Imma confirm that before we go furthere. Dude was all like mane it's deeper in the pile, trust me we'll get there. TRDJ was all yeah trust me too, nothing else gets signed until I see it.
Dude spends like 30 minutes fumbling around and tells me they "must have forgotten that part somehow". I'm all like naw fam, IT'S IN THERE. PROMISE. HERE, GIMME THAT STACK. About 5 minutes later I find it....AND IT'S LIKE 2 FULL POINTS HIGHER THAN WHAT WAS AGREED UPON.
I tell the guy he's got 30 seconds to leave and all paperwork stays, or deal with whatever he thinks he may have to deal with. He gone in 10 seconds. The end.

I feel like the first page I saw was the rate, of course I had an e-mail with the rate and payment info I could matchy to.

I called the one advertising the lowest rate (sebonic/cardinal financing) I got a 2% loan as avertised. Nothing was hidden. Their fees were about 900 bucks no points.
Took a little less than a month to close. Their online websites are user friendly. Someone came to the house for the closing.
I added 12k to cover closing costs and escow for new taxes even though my own loan had the funds. My actual closing costs were about 3 grand which was about the extra payment i didnt make between loans. I took that and the escow refund and applied it to principle which took 5 months off my loan at the end and I owe about the same amount and payment is about the same.
2 percent is sweet. 10 year mortgage about 40% ltv. I can pay it off anytime I want to, but im thinking I csn beat 2% in stocks and corp bonds
