Thanks to a high tax refund cause kids, wife of is finding new ways to spend it.
Water heater.net For example. Now that daughter of is taking her own showers, our hot water goes out quick. We have a 40 gallon electric tank from Rheem.
So now we are looking for a tankless waterheater. Found one at HD 8.2 gpm. Rheem. Gas. $800. I know a guy who can run the piping for the gas no problem.
My question is, is 8.2 gpm enough for 3 showers going at the same time?
remodel.net Gotta talk to the bank soon about turning the garage into a master bedroom and the laundry room into a master bath. Looking at 20K for the remodel. Not sure how the funding for these construction projects occur. Any insight would be great.
Driveway.net. Going with the Crush-n-Run granite.
Edit: Oh and the wife wants to go ahead and switch all appliances over to gas. As if that won't cost another 10K
Going back to drinking Coors to save money after all this.

It started because i was hungover in Northern Tool one day and it was $80 (with coupon) for it, and for one football game. Then it stayed up for 6 months and I drank A LOT of beer under it.

I remember when I sold my 1300 sq ft dump that was falling down around me that had a jacked up roof and still needed an AC and water heater. We moved a 1/4 mile down the street to a new construction 2400 sq ft house with a detached garage, for like $300/per month more.
I sat around staring at new stuff for about 2 hours wondering what the eff I had been doing with my life for the last 8 years.

regardless of outside conditions has made life so much more enjoyable. No way I'd put money into a major remodel unless I was in some sort of up and coming downtown area.

I put new hardwood floors in it, granite counter tops, and all new stainless appliances. I asked my realtor if I should re-sod the back yard and she said "I wouldn't put any more money in it. You won't get it back when you sell it."
I learned a valuable real estate lesson with that answer. It didn't matter what i did to that house. I could have put gold toilets in it, but its size and location weren't going to make it worth any more.

you mean the shower shower, and the garden hoses on the front and back of the trailer? Can you run hot water to garden hoses? SHOULD you run hot water to garden hoses? What is the heat rating on those?

How many BTUs is the instantaneous? I’ll run the calcs on water temps. Also instantaneous are fickle ####### are require annual flushing and maybe even semi annual if you have any minerals. Id buy a bigger tank type if it were my money.
Master bath alone will be $20k.

and as the below poster has stated. The room is the laundry room which would be changed to the master bath. So sink and pipes are already there. It's mainly just making the room nicer and putting in the bathroom necessities.

I did same thing he's doing and it only cost me about $3k. Moved pipes, added plumbing, etc
As long has he doesn't encounter termites, lead paint, wood rot, or asbestos should def be under 10k for a bathroom

$15k to renovate the kitchen. Removed walls, added beams. The granite slabs alone cost me $4000 before getting them cut and installed. Took about 9 weeks from start to finish working weekends and nights.

I have an ECOSMART that is equal to 40 gallon in a regular type water heater. It is good for 2 showers at a time and never runs out of hot water. It is all electric and requires 2 240v circuits. They make one that is equivalent to a 60 gallon water heater also. It might handle 3 at a time (I'm not sure about that though)
I love mine... works great and is compact. About 16 x 16 x 2 inches in size. Mounts on a wall easily.

you can't use a glass with a rounded bottom to get water out of the fridge dispenser because it sprays so hard it goes up the sides of the glass and out the top.
I have no idea why. My old house's water pressure was like a drool, but this one will take paint off of a chair without an attachment on the hose. I don't even need a pressure washer. I have a two acre yard and the whole thing gets watered in about an hour.

the water situation. Good soft water, and strong water pressure. You get that - don't ever move.
If you've never had shatty water pressure in a house, or terrible hard water that you can't even soap yourself up with, consider yourself extremely blessed.

From Google: GPM means Gallons Per Minute. Also known as "flow rate", GPM is a measure of how many gallons of water flow out of your shower head each minute. Since 1992, a maximum of 2.5 GPM is the federally mandated flow rate for new shower heads
2.5 X 3 = 7.5
As long as your shower heads have been manufactured since 1992, you should be a right.
Until recently we had some old school 60's shower heads and we constantly had cold showers, even when only 1 person was showering. Now that I've renovated the bathrooms, the whole family can shower separately and never get cold.
