It is worth a lot more with its intangible and goodwill value. The revenue generated that can be attributable to the marketing aspect of Howard's Rock. The iconic entrance used by the players at the beginning of the game and intangible toll it has on the potential recruits, current and former players the likes of Spiller, Watkins, Boyd, & Watson which generates a ton of media advertising in itself plus the revenues that is generated by the football team for the University. Howard's Rock plays a role in that revenue generation and as such, the value is worth millions because the revenue stream has been generated for over 50 years and will continue forever.

ARE YOU SERIOUS? A diamond is a rock. Howards Rock is 1 of a kind. You can value something based on scarcity.
