Real Estate moguls: help me understand this sale.....

just looking at homes in my area of the world from time to time just to see current home sales climates, I came across this jewel.
House for sale for $6.5 million. The kicker is that it's a NEW home under construction almost completed (Fall 2021). In Six Mile, SC. Not the Hollywood Hills of California. Not Biscayne Bay. SIX MILE, SC. It is in one of the Cliffs properties, but still......
It occurs to me that there are a only few dozen people in the country that can afford a $6.5 million house. And probably ZERO of those people want one in Six Mile, SC. I'm just trying to understand the "why" of this builder. That's a BIG chunk of change hanging out there looking for a buyer. Is this common? Any theories?

There are more than a dozen people in the upstate that can afford a house for that price. Add in the wealthy large cities nearby where there are thousands of people who can afford a second home for that price and its not that surprising. Expensive, yes, but not unheard of.

I know if I could afford a $6mil home, I'd be buying empty property and building to my specs, not shopping around for one already built. And getting a lot more bang for the buck.
That was the genesis of my question - is this common for someone to build a $multi-mil house and put it on the market new? I'm thinking something went horribly wrong somewhere for a new house like this put up for sale knowing it will have near zero client potential.

And if I had $6 million to drop on a house it would be a much bigger lot and a much smaller building. But it seems like those with the money to spend often don't want to deal with the design, building, etc. No clue why that is. Maybe they are busy doing things that make $6 mil. while I'm "busy" on Tigernet.

estate market (high end $2M-$20M) and there are a million different reasons that this is made but there are a lot of high end spec homes, yes.

Look around S florida. Looks at the craziness of Sullivan's Island, IOP or Old village down here.
There are prob millions of people who want a lake house like that and can afford to have it.
I mean I'm not one of them because poor, but there are more folks that have that kind of money than you'd think.

did a great job of creating value. my grand dad was a member at the cliffs of glassy (I think) back in the day, before there were a lot of other properties.
certainly a market for it. really nice golf courses, usually on / near a lake, and the geographical location is ideal from a climate and proximity stand point.
if I had that kind of money, I'd probably do it for the golf and location alone.
I know some big wigs in ATL (C-level corporate guys) who have properties up on Keowee. I'd assume the same for CLT.

lake property. They'll start wanting to do things like repave roads for no reason and will complain about lack of shopping/restaurants. Eventually you will get both and then some. Enjoy your peace and quiet while you can, cause it's on the fast track out of town.
The amount of Lake Lanier/Atlanta people moving to the area is scary. I have many customers from that area and every single one of them seems to be trying to escape to Keowee/Hartwell. What's more shocking to me, many of them seem to love the Walhalla area for whatever reason.

always mystifying to me that these millionaire city wimmen retirees could stand to stay in a place where the only shopping within 30 minutes is a Dollar General in Salem, an Ace Hardware and overpriced grocery market, and various bait shops.

city sewer to come through. Historically I think that did keep things at bay, unfortunately many of those people/women are straight up terrified of covid, so everything's been done on line for the past year and a half anyway. Being able to feel like they're 'in the middle of nowhere' probably further helps to assuage those fears as well.

In Silicon valley, or West Palm Beach, maybe not. But Pickens County, SC? Yeah, not too many out there.
