I'm thinking the bubble already burst, at least in my area. House across the street has been on the market since August I think. One two doors down from me went on in March...oops...and didn't sell until July.

It actually increased in value about 45% over our 17 years there...

I'm done second guessing him on property speculation.
In the late 90's he payed about $100k for a house in Dilworth on a street that wasn't nice (at the time) and a house that looked like the crack rock Barbie dream home. He put $100k into it and sold it 5 years later for $725k.
Killed it on his house in Mt Pleasant that he bought after that, and I thought he was crazy for dropping $750k on a house on IOP not far from the marina a year or two ago....sumbeech is already well over $1M in valuation.

My younger son bought a N. main house 6 yrs ago for $140k, took down walls and renovated inside, added a sun porch and deck, put about $100k in it. Its under contract now at $355k. Obed®
