Deer trusted advisers. Who would you have look

Oct 14, 2019, 8:41 AM

at a foundation before the likes for Canty or Ramjack? My windows are fine, I don't see any cracks in the wall, and the inspection report mentions a lintel around some HVAC opening but that is all. .

My concert is some spots the floor is uneven. Clearly those companies are going to find something wrong.

Slab or wood frame crawl space?

Oct 14, 2019, 9:42 AM

If wood, could be from an old moisture problem
Terminex will check that at the same time they look for critters.

levels were just were at the top of the acceptable range back in March so that may be it. I do Inspection showed one bit of rot, but not in the areas where the floor is worrying me. It could be time to just sister up all those joist though.

Is there a moisture barrier down?

Oct 14, 2019, 9:56 AM [ in reply to Wood fram crawl space. The moisture ]

if not, that is step 1. Hire somebody to do it. Trust me, you don't want to do that yourself.

Also, sister all the joists like you said.

I would also add in a couple more pillars especially under the sagging portions.

Do all of that then forget it.

No suggestions, but I have a myriad of issues as well and have been kicking around the idea of seeking professional help.

I have a living room that was added on in the 60's that slopes away from the house at a severe angle. The room is probably 20' long (maybe a bit less) and probably drops 4" from one end to the other... The chimney on the far end of that room leans like a MF as well.

I'm thinking about demo'ing the chimney my self and jacking that floor back to level (1/8" per day).

I also may bring someone in to do it for me, but that goes against everything I believe in.

I've got no chimney lean, no cracks in the foundation or drywall. I do have some cracks in the carport cement and on the back patio area So that may be a worry. I feel like inspector man would have said something about that though.

badge-donor-05yr.jpgringofhonor-aero.jpg flag link military_tech thumb_downthumb_up

Got any oak trees near the carport?

Oct 14, 2019, 10:19 AM

There's your answer.

I saw one of the foundation fix guys want to charge my FIL $10K to fix his garage foundation, when if he'd looked outside and seen the 30 year old oak tree 5 feet from the garage, he'd see why one section of concrete was cracking/drooping.

90% of those companies are pure scams

Oct 14, 2019, 10:21 AM

based on them, you will never not need your house jacked up for any reason.

When we were shopping for a house, we only came across one house that would need one. We decided against buying the house though because a convicted pedophile actively molested a whole bunch of kids in it.

Didn't want that vibe going on.
