we have a cash offer over list from a builder to tear down our house and re-build. we are in snooty brookhaven

question: take the money and run, or try and develop property ourselves since we have ~20% head start in terms of capital investment (i.e. equity)? clearly these guys see something. we have 3 offers from builders and 2 from normal UDP buyers.

I feel like a chump for not even taking this scenario into consideration with this move.

warehouses. no residential.

my main intent is to GTFO of Atlanta for obvious reasons, and then build up in TN.

i hate feeling like I'm getting out smarted (rarely happens, lulz) and see/know the potential of this lot but likely wouldn't be able to commit the time to do it or absorb the risk.

getting subs to give you good prices, plus you will have to watch them more closely. They aren't worried about making you happy they are worried about making their normal clients happy that will bring them work next year and five years from now. This hurts your schedule more than anything and time is money because you are paying interest on your construction loan from the get go.

Builders can make money building houses because they have experience. Homeowners watch HGTV and think its easy.

My friends family just sold their house to some low ball we buy ugly houses types. They gutted and had it re-listed during the reno.

If you are getting that good of an offer tell the UDP’s to pound sand and sell to highest bidder.
