BIL has a third child on the way and they need to add a bedroom to their house. Contractor who is a friend of his (did some work for us in the past) quoted him $90K. Now this is to add a decent sized bedroom. No plumbing work. Just add a freaking bedroom and a closet I guess. Dude gave some excuse about plywood going from $11 to $20 or some such nonsense. But have prices really jumped that much? Have all the workers left? 90K seems INSANE to add a bedroom on a house. Flat ground too.

I'm interested to see what others say, but that sounds like the "I don't want to do this" price. Also may as well sell and move if that is the good rate.

"I don't want to do it price" as well. Wish we had held off selling that pulpwood last year. But even then.....this is a guy he trusts. I dunno. He gave us a good deal on gutters.

Small additions cost more $$ per square foot because you still need all the trades but they don't have as much work.

Right now is a bad time for a small addition. Everyone is busy so they through stupid money at it. If it sticks great its worth it, if it doesn't, its no big deal because there is plenty of work.

Wait a few months and the cost will come down and they will get it done quicker.

WSJ (I think) said that lumber prices were adding $26,000 to the cost of the average new home.

It’s been a month or two, but a standard 8’ 2x4 was almost $9 at Lowe’s when I looked. Ridiculous.

Given the demand on contractors (especially residential) right now, you’re probably not going to touch anything under $150/SF.

bedroom is more along 15x15 at the max, so like 225SF. At $90k that is $400/SF which is close to highway robbery.

Tiggity®, has he priced RVs? Maybe just park one of those in the driveway, let the baby sleep there.

communication skills has struck. That's usually how I discover she's not telling me the whole story. When it doesn't make sense, grill her until you get the truth/whole story.

Anyway, they want to extend their hallway as well to the end of the new bedroom, and add a closet and make their current closet part of the bathroom and add a bath tub (jacuzzi, jets, tile, etc. I can assume). Details that were left out because of superior communication skills.

Anyway, with this additional information, I can see 90K. I told her that was BS for just adding a bedroom last night. I didn't buy the GC's price for that. She said ONLY adding a bedroom/small closet. So I grilled her for the additional details this morning and just at that argument tipping point.... shezam....more details emerge.

Anyway, shouldn't even have bothered yall with this due to the source. My bad. Should have just talked with BIL first. You can't trust what she says. I knew better.

That dream is now dead as I imagined I'd be looking at like 25-30k. Luckily I haven't even gone so far as to measure the footprint.

His cost for materials at the time was just under $18,000.00. Due to Covid, weather, and other unavoidable setbacks, the project kept getting delayd. Now the cost of material is over $40k. Most of that increase is in lumber, even though I understand some other materials have been affected too.

We had a room put in a few years ago and made the kitchen bigger that is right in the ball park. A lot of contractors went out of business in 2008-2010. There are not a lot of good ones left unless you speak Spanish.
