Foundation repair in Greenville

Oct 16, 2018, 10:02 AM

MY mom lives in the Greenville area. I was noticing some brick mortar cracking and a cracked window pane at her house. The house is built with a crawl space there is no basement. Do any of you know anyone reliable in foundation bracing and repair? I'm looking to get someone to look at it to see what is going on.

I would go local before I went with RamJack but

I don't live in that area so have no real experience.

I've called CFS about jobs before, but do not recall using them.

I recommend calling multiple ones, letting them meet you on-site and getting multiple quotes (duh).

Just bite the bullet man, it's inevitable that it'll be torn

Before you go waste thousands of dollars on unnecessary repairs, you may want to have an independent structural engineer look at it first. If there is even minor cracking, these places that sell helical anchors will do just that, whether you need them or not.

How old is the house and how long have the cracks been there?

Honestly, one would think it would be a lot cheaper to hire

a needy, insecure engineer with an Emotional Detachment Disorder than an independent engineer.

My FIL had a guy come out and look at a part of raised

concrete near his garage. He said the whole end of the house needed to be jacked up.

I looked at it and noticed the massive oak tree that was about 6 feet from the driveway. I told him I think the roots had grown under the concrete and pushed it up, because the rest of the garage wasn't drooping--just that one part of concrete had raised.

He had another contractor come out and look and he agreed. FIL had the tree cut down, stump ground and then removed the concrete--and cut the roots out from underneath it. Then he had the concrete re poured. For about 1/4 of what the guy wanted to jack up the south end of the house.

TLDR: Watch the ram-jack type folks--it can be a scam.

In the past I have gotten quotes from ram Jack, cantey and Mt Valley. Mt Valley was by far the less expensive option. They also provide a life time warranty and it is transferable.

Sound like those new mortar eating termites.
