A big oak fell right in the middle of the yard, the bulk of it has been cut up and stacked, but the stump is still there. I think I may just set fire to it where it sits and see what happens.

Work Christmas into your normal cash flow like an emergency car repair for like $500.
Then you can use that excess to pay increased IPTAY dues next year, or blow it on hookers and blow in April when no good holidays are on the horizon.
