Homosexuals must be pretty serious about all this to forego the greatest chicken sandwich in the ultraverse.
CFA could be donating to a group who was lobbying to have me lose my job and have my house demolished, and I'd probably still be picking up a sandwich once a week.

bank account this week due to selling/buying..don't be in a hurry to so either. I'm spending 14K just to get out of my house. And that doesn't count moving expenses.
I've never spent so much money in my life. Every time I turn around its another $1000 for something.

figure in the realtor's cut into the sell price. If they can't get what is left on the loan, plus closing cost, plus their cut, no deal.

On my last house dude came up day of closing and wanted me to pay closing costs. I balked. This was in '03..and had I waited another 2 months to sell I probably could have sold for 10-15K more. They knew it, I knew it.
Realtors dropped their fee by a few % each to make it happen.

We had been talking about moving with my realtor, and she heard from someone in her office that had a client looking for a house similar to mine. I signed a one time listing contract and got an offer the next day.
The market reminds me a lot of the mid 2000's. It's crazy in the lower price points.

get sold before they hit the market (like mine) and some go for more than asking price.
The houses I ended up buying only had my bid on it...but had 2 or 3 other people promising an offer buy the end of the week. If a house is on the market for < a month and it sells for full asking or only slightly below..I'd say thats "crazy".

There is very little inventory in the <250K range that is a house and not a condo or townhome.
