House has been refinanced. Signed all the papers with the lawyer today.

Where we ended up:

3.375% down from 4.1%

20 years down from 30 years

No more PMI

No cash out of pocket
Mortgage went up $8

Paid $1500 to go from 4.5% to 2.95%. Monthly payments down about $560/month. Never had PMI on this loan.

we paid to remodel the garage into the master bedroom and bathroom. I doubt I will get an interest rate at the same amount.

Probably have to do a HELOC or something.

This isn't our forever home, use the house a vehicle to a down payment on another house. Pay down the loan, take the equity out to cover the 20K remodel which will add (from what I've been told by realtors) around 50K to the value of the home when we sell.

the big adding factor is it becoming a "split floor plan" is what I was told.

Going from 2 bed 2 bath to 3 bed 3 bath will add a good bit, but having the master bed/bath on the other side of the house from the other bedrooms adds a good bit of money to the value and what people will pay.

Idk I'm just going off of what 2 realtors told me.
