Deposit for landscape contractor

Before I get FBCoachSC® FBCoach'ed out of all my money, how much deposit would you give a landscape contactor to start the job. $40k estimate includes walkway, patio area, fence, irrigation, tons of plants, trees, sod, etc.

This guy is an independent contractor and not one of the big firms, but is connected with a number of realtors here in town (so he shouldn't burn his reputation).

Guy initially sent me invoice for the full amount 'to get supplies and on schedule' and I laughed at him.

Leave $5K to $8K as the final amount paid once the punch list is complete and the job is finished to your satisfaction.

Ask for a schedule of values including a scope of work.

That will explain how much each activity is worth which will tell you how much to pay him as the project progresses. You have his total price so forcing him to look closely at his estimate will keep you both out of trouble. Don't let him price items by the square foot, linear foot or any unit. Ask him for total cost of each activity and that he will provide a full description of each activity.

If he front end loads it a bit that's fine just make sure the last activity has a fat paycheck waiting for him when he finishes. If he balks at doing business your way you'll know he's a crook.

Make the previous paperwork part of a contract. Do not make changes to the scope of work without a jar of Vaseline.
