Because that's a serious I don't wanna sell it price. Unless they used gilded gold fixtures, imported Italian marble countertops, Gucci toilets, etc., unless it's some ridiculous thing like that, it's a ripoff. Even if it is all that stuff, that's dumb, and still a ripoff.

$2,200 a square foot? Lord. House right next to it, built in 1985, has over 7,000 square feet, and sits on 1/4 more acres, and still has a pool, etc. and is estimated at $667/sq. ft.

Something is way off with this listing. Doesn't say much for "new construction" that's for sure.

Anything under 1.4mill on IOP sells almost immediately

A few 10-$10.5 million houses sold on Sullivan's in 2021; One was ex-Hooter's waitress Brook Gordon's house.

Average rent on IOP is probably in the $6000-$7500/ month on a small, "well used" house. That's twice what I was paying--in 2021.

Every large house out there that sells (and the $12 million house will sell, too) pushes up the price of the others. There's no real pressure on housing prices out there, on either island. Limited land, even less available houses for sale..ask whatever you want. It will eventually sell.

But it's just down the street from it. This one is on 2 lots, and appears to be the same layout. I used to walk the dog by it when it was being built. That bigass house and only 2 people and 2 dogs live in it. They both have brand new black Esclade SUV's.
