overly comfortable spending time on. Kind of looks like you're looking at a lot of potential big expenses in the near future. Potentially the roof, deck, HVAC.....I still have a place in Pendleton if you'd like to take a look

Sellers would have to do something about the roof for sure and replace that bad the AC is sitting on. Just walking on the deck doesn't worry me, but I imagine it one thing goes, it all does.

PB is complete garbage and it's a small miracle that it's still intact in that house. You'll be upgrading to pex if you're there for any length of time.

The sellers are not going to put in a new HVAC system, and at 20 years, it's dead ANY DAY NOW. That's a nice 4k-6k expense off the top. The subfloor and foundation would be enough to scare me. If the windows have lost their seal, then you will need to replace them, or get a 55 gallon drum to build a fire in the living room so that you stay warm in the winter. If the shingles are manufacturer defect, it could take a while to address that issue.

Honestly, the house has far too many red flags for me personally, unless you can negotiate a price for a flip, live there while you put in the sweat equity, and then dump it once renovated.

Personally, I would stay away from that house, unless you are prepared to put a fair amount of $$ into it.

- needs new roof soon
- needs new HVAC soon (good chance of new duct work too)
- needs new water heater soon
- foundation/wall cracking is significant and moisture in crawl space is a real threat...big $$$...actually going through that on my house now and going to have to put a drain behind front wall of house
- slant of yard is going to require a good bit of landscaping to prevent/combat erosion. That siding and vent didn't sit a grade originally
- would be seriously concerned about resale value, so I've have to feel like I was getting a steal on the price

If your contract is a standard contract, you should have the ability to back out without losing your earnest money if done by the inspection deadline. If not, you should be able to require the seller to make the major repairs mentioned and if they refuse, you should be able to get your earnest money back.

My advise is to not get so attached to a house or in a hurry to buy a house that you'll end up making a mistake you'll regret later.

if for some reason, you do go through with this purchase, make the seller throw in a 2-10 home warrenty with it with whatever upgrades are available.

Home warranty companies suck and are evil and are a PITA to work with, but on this house, I think it's worth it to limit your exposure if the HVAC craps out or the pipes burst.

Have you looked in this area of town? This isn't far from where I grew up, and is a pretty hot area right now for young couples---easy to get to all parts of town from here without touching 85 or 385.. Plenty of houses like this in this range pop up, and you wouldn't have trouble re-selling or renting it down the road if you wanted to.

I'd think long and hard about NOT buying...unless you are in a stable situation and don't foresee ANY changes within the next 10 years in the areas of family, job, desire to change locations. Throw all of this out of the window if you are flipping or think you will make money on the deal.

Buying a house (in particular an older one) will continually tap your wallet, and the fees for buying and selling within a short period of time will make for a less than good deal for ya.

I'd scrongly consider renting. Homeownership ain't all it's cracked up to be IMO, specially if you are unmarried and possibly transient.

It doesn't "help" with taxes...you just get to deduct the interest you pay from your taxes. But you're still paying interest.

Not trying to talk you out of buying a house, but I don't think doing it so you can pay $5000 in interest (for example) so you can save $1000 in taxes (0.2 * $5000) is a good move financially.

As for taxes, think in terms of absolute $$ and not whether you owe or get a refund in April. If you owe and don't want to owe at the end of the year, then recalculate your withholding.

Sure, one pays a bunch of interest and what not, but there is always that chance of making a profit when selling. Renting...man renting feels awful.

Then save up $$ to put on your first house and maybe be able to slide up a notch or so.

Depends on the area, but there's still got to be a lot of folks that tried selling and decided to rent after the house was on the market for a while. Looks at houses for rent and then use zillow to see if they were recently on the market and didn't sell and then shoot in a rental offer that would be a good deal for you.

Owning a house ain't cheap 'cause there's a lot of sneaky sheet that costs you money. Rent and let someone else pay all that stuff while you sock away the cash for a few years.
