so I called up my friend who is an agent, to list ours, you know, for the heck of it. Called him at 7:38 this morning. We now have three showings today. Wife of is pissed because she has to get it ready AND be out of it by 2PM.

My plan is to sell this spring and live with family for a couple months. Hoping things will cool down a bit by summer (ironical) and we'll be able to make an offer without a contingency. There's no way we could buy and sell at the same time in this market.

Things may be getting a little less crazy. Used to be I'd favorite a house on Zillow and within 48 hours it'd be under contract. Now they last a week or two. Still not super terrific, but it doth bode well.

That will slow down a lot of the investors/flippers who don't really have any cash. Not to get too political, but some of the upcoming presidential decisions will begin to cool the economy as well.

We talked about it last night--we're going to continue to rent here until at least next March, unless the owner sells it to us first. I'm always looking, and if something good comes along I may buy and rent it out like I was going to do in February. Rental rates in part of our area have skyrocketed. The plan was to buy another house, and rent it out for more than I'm paying here. Otherwise, I'm sitting on the house money for the foreseeable future.

I should take a JohnFBell®stock tip one Monday morning, dump all my cash into it and sell later that week, and buy twice the house I originally planned for cash.

Anderson/Clemson area. He's been both shocked by the prices and how many houses sell within the first day or two. He was shopping on his own and wasting his time and finally had to find an agent to find suitable house as soon as they were listed. He finally found one last week where he had to beat 12 other offers on the first day or two.

cannot find a house. Started at $500k now looking at $600+ for around a 2,500 sq ft house. Stuff he sees is crapola. Nothing there, but when anything shows up, it is sold that week, if not within a day.

million $$ is right on Ben Sawyer blvd going into Sullivan's, and I think it's about 600-700 ft^2. They did a nice job on it, but its a little bitty thing, and that was in 2019. The cheapest lot I can find on Sullivan's is 1/3 acre for $1.75 million.

There was a house 2 doors up from me on IOP that went up for sale a few months ago they were asking $715K, and it sold for $663K. It's a 2 BR, 1 bath original JC long house from the 60's. I looked at it, and it was a complete tear down. And then if someone buys it and tears it down (or do more than 50% renovation) it has to be elevated, and then built to to new storm and building codes..which means you'll be into it for another $500-$800K--just for the house. I'm not sure how buying that place really made sense; I looked at it but couldn't make any numbers work.

One day I'll probably end up living in Pelzer in a concrete block shack for $400K.

Resale market in MI is so absolutely ridiculous right now and inventory so low that we basically had no choice but to build. On top of that, every estate lot is being grabbed up at breakneck pace, so we basically had to build RIGHT NOW too.
