As I drove by at lunch, I saw them out there with a backhoe pushing this house over into a big pile of rubble. So I guess its $742K PLUS the cost of tearing the house down and hauling it off.

IMO, probably one of the worst pieces of land on the island due to traffic. Anyone going to Wild Dunes, north IOP or the marina drives by here.

I'm just shaking my head at this.

I would rather be across the street from beach front than be on the water on the inner costal or really any waterway.

Not a fan of the water, not a fan of all the torture it puts on a boat, dock and lift. I am more of a fan of living closer to beach and then having dry dock.

or at least a walkway to it. Its also pretty close to the "downtown" are of IOP that has all the bars and restaurants.

But part of it is on the main road of IOP..which sucks for many reasons.

I don't see anything out here "crumbling", at least in my lifetime.

Even factoring in a huge hurricane--which could make some parts of the island even more expensive than others if it does extensive damage to the land.

It sold for $625K in 2007. It sold previously for $319k in 2002.

But admittedly--this house was a tear down and needed extensive work.

My neighbor paid $8k for his house and land in 1965. Zillow says its worth about $931K now.

Is that a bubble?

posts the last few months, clicked on the links of houses for sale in Mt Pleasant, etc. What exactly is the appeal, such that tiny little houses on a postage stamp of land go for almost $1 million? They're never ocean/beach front, which I could maybe justify in my mind. I just don't get it. Serious question.

Living out here for the last year has been one of the worst things I've ever done--because I'm going to miss it so much when I have to leave. IOP is far enough away from everything, but close enough "to town" if I need it. And I'm a 8-10 minute walk to bars/restaurants, about 6 minutes to the beach and 4 to the ICW. The marina is about 2 miles from here. bengalineand wilbur82® can chime in on living out here.

As for Mt P, the old village and surrounding area is a neat place to live because it so close to water and Shem creek. And also, close to the islands (beaches/restaurants). MP is also cool because I know so many people and have a lot of friends here. I guess others (even from out of state) see the "small town that's a big town" feel and want to live there, too. I hear the schools are good, and crime is low, but the police and town administrative stuff can be a real drag.

sat at Shem's Creek and slurped oysters & drank beer many times. And all that. I'm about to turn 65 and have been to every island/beach on the entire SC coast. Multiple times. I enjoy it. But it's no different than a lot of places I enjoy visiting... after a week or two, I'm thinking... you know, this has been great... but I don't think I'd want to live here. Whether it's the tourists, traffic, "hassle factor" or whatever... I'm ready to go home. I just can't see myself being there 24x7x365.

And I can't make the math work. Those tiny little houses for $800K... what I would call a "mill village house" regardless of how much they updated it inside... no thanks. I guess a decent house must run 3 or 4 mil? I mean, if you and your wife are both jerking down about $300K each I guess it's manageable. But everybody is not a neurosurgeon with a wife who's a corporate lawyer. It has to be yankees who sold grandpa's house on Nantucket and are flush with cash...

I don't know. It just makes no sense to me.

traffic. When it takes 2 hours to go 3 miles to HT for beer and bread it wears on you.

I do miss the view and the beach tho. Also, prolly could have kept it another year and picked up an extra $100K or 2, based on current zillow estimates.

Anywho, no regerts. 75F on Sugar Mtn in July is sweet.

Waterway is a good way around all that, even if you are in WD. In the year and 5 days I've been here, I've seen Waterway and Ocean / Palm blvd completely stopped about 3x.

The Copper River Bridge gets blocked more than that.

Bought in 2003 and then the only really busy times were around holidays. No problem any other time driving around the area, into Chas, etc. But over time, Chas area became a top foodie/historic tourist destination. Not regional, not national, but international.
The hassle of the chaos overcame the pleasure of being there....

It was a Red and White that the best I could find says it started in 1984, and was closed in 2013. But I remember *something* being there when I was a little kid coming over here. We used to go in and get sandwiches and take them to the beach.

That was back before the IOP connector (85) and when Mt P had a water park on Coleman blvd. We had to drive by that to get to IOP.

to show my GF (can't remember if I ever did). Who in their right mind would drop $755K on this little nothingburger? Looks like it's about a mile from the ocean, which may as well be 20 miles. I mean, if you have to pack up the car and search for public parking to go to the beach, what's the point? Again, if it was oceanfront, OK maybe. For that price, I need to walk out my front door and have sand between my toes in about 10 seconds.

It's not Maui or Big Sur. It's Mt Pleasant. I don't get it.

And put an offer on it. Well, I was going to, and was talking to my realtor about terms etc. but as we were talking the sellers realtor called mine, and told her that there were 3 other offers, all cash, and that one was substantially higher than asking price.

It is a nice house inside.

Yeah, I figured so, I'm sure that's how I became aware of it. I had no idea that Mt Pleasant real estate prices were going thru the stratosphere until I read your posts. And look man, for someone like you who lives for the coastal boating and fishing... I get it. I really do. It's a great location for that. I don't mean to disparage it or whatever.

It's just not for me, that's all. Especially at that price. These house prices seem nuts to me. But I'm an upstate guy. I love the mountains and clear mountain streams and all that garbage. I need trees changing colors in the fall and hopefully some snow occasionally. Give me a choice between Greenville and Charleston as a place to live, and I'll take Gville every time.

We're all different. There's no right or wrong. And if your house has doubled/tripled in value the last few years... more power to you. That's a nice little kicker to your retirement portfolio!
