Maybe 2022 won't be so bad after all

While things seem super bleak, I do see a light on the horizon. For years my neighborhood has been terrorized by a Karen of sorts, although I think that may be insulting to Karens. This is a lady who's sued multiple neighbors and will call the cops over parking, kids playing in the street, noise from wind chimes, dogs walking in her yard, and black people being black.
We moved in last year and had successfully avoided any run-ins with her to this point. That changed recently. She stopped my wife when she was out walking with the kids and threatened to call animal control to have our cat picked up, since when he escapes our house, he leaves turds in her backyard. I've obviously been rewarding him for and encouraging this behavior.
In the midst of our discussion I strongly suggested she list her house since she's obviously so unhappy here. She took offense at me "telling her what to do" but then later that day rang my doorbell to apologize for being unpleasant and to let me know she's been talking with realtors.
That was Saturday, yesterday she had a moving truck outside. She just came by my house about 30 minutes ago to let me know she would be listing within a couple weeks but wanted to let me know in advance in case I knew of any interested buyers who didn't want to deal with competing for a listing. She'll be out by the end of April.
HOA president has already agreed to release funds for a block party on her closing date. It's probably not all my doing, but I'll be adding Karen Whispering to my resume if this sale goes through.

beside me, which was nice for a 4 day party starting every Thursday. And I had a Karen on the other side who not only called the code enforcement people on me, but she'd call the cops if I walked outside. There towards the end it was pretty contentious.
Of course, 6 months after I left she left too (prob to go live with her old man sugar daddy), and put her house up for rent.
