But, in return this closeness & volume per sq mile of housing would cut your travel time down per sale and maybe you could sell your costly car or expensive to operate truck for an electric scooter. LoL.

The pic shown below was in today’s WSJ, taken in Shanghai China and the jammed tight area is lovingly called “Country Garden”.

Article was stating that the developers are in a strong financial position despite a 23% drop in profit last year.

The only thing not referenced is the high-rise housing in the Industrial sectors where all workers are housed for free. They work seven days/week. Wire catch nets have been built around the buildings at the lower levels to help people survive after the jump. This was a big problem until they built the catch nets. Seven days/week is not for everyone. A wonderful country to live in.

This is relative to Clemson football for obvious reasons. Please use some forward thinking. In the future there will be no Clemson football due to the following reasons.

1. The government will not allow it.
2. There will be no space because we will be overpopulated due to our open borders and unlimited immigration numbers.
3. Men and women will be encouraged to play together because all are equal and this will create chaos.
4. The government will step in to get their share of all the NIL money.

In conclusion I know these things will probably never happen but what if. I never thought we would be forced to buy electric cars either but now I see the possibilities of being forced by a government who wants the middle class to suffer in order to usher in the new green deal. OMG, I have turned into my Father so get off my grass. My first and last political post ever.

BTW, I am not against electric cars but we as a country are 20+ years away from being ready for them to be mainstream. So I want to stay old fashioned until we are ready. Meaning affordable transportation and no $50,000+ vehicles that I have to constantly charge and wait on the charge to be complete before I travel on my way.

I apologize for going a bit too political in my above post so I erased that part of it, but b/4 erasing it I sadly got you wound up...

from my personal thoughts concerning America’s middle class dying by the day due to a lot of reasons..cost of houses being a main reason thus less private ownership & ability to own property, thus those not financially able to ever own a home or property will forever be trapped and will need to live in government projects or apts..like ones shown above in pic of Shanghai China.

My apologies Sir..but know Tesler car & space guru guy said it would be more like 15 years b/4 we all are ALL-IN with having electric cars and he suggested we start slowly getting off fossil fuels and onto battery & electrically run vehicles.

Spud appears to be a good guy but in my experience over several
decades, in my dealings with realtors, is that they are like used
car salesman, Lawyers and politicians, that they are all bullshi$$ers
and liars. I hope Spud isn't like that but in my last two deals, I
have put out a lot of money because of them.I should have done better
in school.

I have only used a realtor once in my life, about 6 years ago when we sold our house and moved to one we bought (all in a three month period).

He was professional and honest. He was worth far more than the amount of money we paid him. He not only saved us money, got us more than we were expecting for our house and got our new house for less than we would have paid for it. But, most of all, he gave us good advice throughout the whole process and walked us through the listing, selling, and buying and both closings. Everything went smoothly. So he saved us a whole lot of angst and anxiety as well as money.

I am sure not all agents are as professional and competent as he was. I have recommended him to several people and do so without hesitation.

I have never met Spud. But, I am sure he is "one of the good guys" just like my agent.

Spud doesn’t sale anything all he does is allow a buyer to get the house or property they want. Yes, that came from a friend of mine that made a small fortune selling cars at Carmax.

to a gentleman with about a 2 million dollar farm back then. I was really doing a great job winning him over (I thought) and I got to the part about my FIDUCIARY responsibility to him. I was laying it on pretty thick...and he said,"Hold on one second.." and he reached into his pocket, pulled out his billfold, removed a card and handed it to me. It said," I am somewhat of a bullshitter myself,but occassionally I like to sit back and listen to a true professional, please proceed".....Partner, I busted a gut laughing out loud. It was one of the most memorable meetings with a seller that I ever had!

Just stop with the conspiracies, this "you will own nothing and be happy" nonsense has been disproven, and nothing in their mission statement suggests any of this. The reality is that people are stashing their money in real estate because we are going through record inflation. It Is not a conspiracy to rob you of homeownership, but I do think there needs to be state and local legislation that discourages this behavior by... say doubling property taxes for out-of-state investors or homes that are unoccupied. This will discourage rent gauging and property consolidation. But this is a difficult sell because the housing shortage is raising the property values of existing homeowners, and it is in THEIR best financial interest to allow these practices to continue.

And yes, Bill Gates bought 9 luxury properties in an affluent area of Seattle, which is hardly "buying up all the housing" He spent 14 million, chump change for him. If he wanted to do as you suggested he has the money, but that is not what is happening here.

If you want to argue conspiracies, there are several people in the PnR that will accommodate you. Please do not gaslight the mange, thanks.

ago for 170k, resell for 275k...or when I sell a house for 800k that sold for 670k nine months ago, or when I sell a brand new home for 215k, and then the house next door which is the same size by the same builder and three years old sell for 20K higher the next month...When I see that the average income in the Greenville area is about 32k per year and the average house price is now 320k...

I mean, a house recently came on the market for 600k,had 72 showings the first weekend,19 offers, and I know one offer was 70K over asking,and it was not accepted....(I have personally had a couple like that lately, one was 200k over asking) ....Yessir, I think we are going to be in for trouble.

The truth of the matter is that their lender probably didn't accept the loan request after a credit and liquid asset review. An offer is only as good as the paper that it is written on. These young kids that want to go from 0-100 right after graduation are in for a rude awakening when there is a legitimate run on the market and this heightened consumer confidence goes awry.

than the list price,unless the buyer showed they could cover the gap if the appraisal was low. Most Realtors do the same thing. Also, there are loans available now with appraiser waivers....

The sell is based on a percentage of the sale. It is typically 3% to the buyers agent and 3% to the sellers agent and that doesn't matter if it is a 600K house or 100K house.
