Serious Question About Homeowning

I recently took a job in Columbia (a little off topic, but it's actually a great time to be here with their home team spirit and moral is so low) and I'm looking into buying a house in the area. I already have a lender and realtor, but I was wondering if anyone knew where I could find more information about the process of home buying and homeownership, especially in the area. I'm primarily looking at Irmo, for the record.

My advice is to find a realtor you really trust and lean heavily on them to help walk you through the home buying process. They do this all the time and know the process well. They might even have a checklist of sorts they can give you.

I know you said you already had a realtor.....but when I got my house, I had a buyers agent. He walked me through the the entire process. He knew great inspectors and was there with me for the inspection asking the right questions, had recommendations on lenders, had recommendations on people he trusted to do repairs, got 5 insurance quotes for me from insurance companies he liked, paid to have the locks changed on my house after I bought it, and gave me $100 on a Lowes gift card as a gift when i moved in. He was there every step of the way...answering my questions. He also was great at helping me find the perfect house for me.

Difference between him and a typical realtor is that he does not list houses. He had no hidden agenda for me to buy a specific property.

And make any offer contingent on the inspection.
You got your normal stuff that can add up plus the clay soil in the Irmo area can wreak havoc on foundations.

Be sure to get your OWN inspector, one who does not depend on future business from your real estate broker.

I still need to know how to find an inspector, but I will find my own and will definitely look out for the clay soil affecting the foundation.
