I used bankrate to find a mortgage provider, the rate and fees advertised when I refied last time was what I got.

10 yr, 2.0% and $800 in "fees" if I borrow 300

10 yr, 2.0% and $1,600 in fees if I borrow 250

I tend to agree....have worked in the financial services industry for 25+ years. I dont think we will see 80s type of inflation but will see something and it wont be good.

Just a bunch "out there" that I think can send us lower.........labor market issues, supply chain issues, potential for higher corporate/personal taxes, policy change, etc.

This entire "meme" stock and crypto craze reminds me a good bit of the 2000 Tech bubble. Run ups built on pure speculation and very little fundamentals. We all remember how that ended......

Just watch interest rates........right now people have money and that money has to go somewhere. Investors are not going to leave the money in the bank at .10% or a CD at .50% or a 10 year bond at 1.70%. Most of that money is going into real estate (bubble??) or stocks many with a focus on quality dividends like Verizon, Duke Energy, JNJ, etc to earn roughly 3.5% dividend.

In time rates will be higher and we will be able to earn 1.75-2% in money markets or maybe 2.5% in CDs, etc. That money will shift the other direction away from these stocks and into the "safer" investments. It may take some time for the FED to start raising rates but remember the markets always tend to "look ahead". Right now it's TINA.........There Is No Alternative. Capital must be in riskier assets to earn anything.

cash is trash now, and the Fed fixin to melt this ##### up Obamanomics style.

just keep an eye on the bond market for next correction and shift accordingly.

IMO quality balance sheet is the way to play. Focus on quality and focus on dividends. I can play with Verizon (et al) and their 4.50% dividend. Not sure now is the time to chase risk. As mentioned, watch the 10 yr treasury yield. This will tell a bunch. When rates spike watch out below.
