He gets half of the 6%. The other realtor gets the other half. And most guys give a .5% discount to refered clientele. So probably more like 2.5% or 3%. Then the tax man gets his 20-30%.
So the 45000 quickly becomes about 15k-20k still not a bad haul. But you have to be able to sell 10 to 20 a year (at least one closing per month) to make a nice living. Real estate can be highly lucrative but you have to hustle and work hard just like any other profession.
