Delicate house situation

My 96yo neighbor passed away recently. His 70yo daughter/caretaker lived with him until passing. They've been great neighbors, but unfortunately the remaining siblings want to sell the house.

I have a vested interest in having a good neighbor. The house needs serious renovations and additions, and I worry that if they sell 'as-is' that it could be purchased and turned into a rental.

How do I delicately put the thought in their head that I want to buy their house, renovate it and sell for 2x list price to a friendly, upwardly mobile, upper middle class family with kids the same age as ours? I want to be sensitive to them losing their dad, but at the same time I want to be the first/only bidder before they decide to list it.

At a minimum, if they don't sell to me, I want them to talk to a local renovation company that does great work (removing me from being the middleman). I might make a few bucks, but I'm more interested in increasing our neighborhood value and having great neighbors.

TLDR: I want to buy my dead neighbor's house without looking like a money-grubber

the family next to them reached out and expressed interest in buying the house when it was time to sell. I don't remember it being awkward.

I think you just find a way to drop that you're interested when it's time to sell, and to let you know what they want to get out of it and it may be a way to avoid having to go through a realtor. Win/Win.

in fact they may have more interest in you since you have been a good neighbor to their dad.

Another thought is get it at a great price and agree to share profit of re-sale? I would need to think that one thru.

You could also give them more time to get their stuff out, etc.

If I sell my house, I don't really give a dammm who I sell it to as long as they have the money. Thats why I sold...so its not my problem any more.

Lead with, “Y’all I’m so sorry about Mr. ___, he was such a nice man. I’m praying for y’all. I understand you all want to sell the house. I am very interested in keeping this neighborhood as nice as your diddy made it. I would like a chance to make an offer on the home. I promise if I buy it it will be well cared for and it will eventually go to a family that is worthy of caring on your family’s legacy.”

Go real slow and gentle with it.

expressed some interest in some of their friends buying it. They approached us and mentioned it. They were great neighbors so we gave them first option on the house. We met with a realtor and set a price, let them know, but they passed because the friends couldn't make it work in our timeline for selling.

Just approach them and tell them you may be interested in buying the house. They shouldn't get too upset over that. What you do after you buy it is your business. It might #### them off a little if you make a good bit of money more than they would have, but if they are selling as-is, they should expect that.

It's business, baby.

burn crosses in your yard... fill it with old junk cars, quit cutting grass immediately. blast loud music 24x7. I reckomend the X rated David Allan Coe record.


Then when they can't sell it for a decent dollar, offer to take it off their hands.


Another thought is to make it unsellable by planting some indian artifacts in their yard.



Just throwing some ideas out there...

I know you guys want to sell this place, but you should get it renovated first so you can make more money. If you don’t want the hassle I could buy it from you now.

Be ready to move because you are likely to find out they are putting the house on the market next week but will sell to you if you can put a contract on it before then and close in a month.

The concern is that they may be greedy and want top dollar even though the house isn't in great condition and interest rates have risen.
