it was a major pain in the rear headache. I guess all the hard work was worth it. The tax man and the bank did better than I did with it, but it turned out well. Huge headache gone. It needs a couple hundred grand every 7 or 8 years and it was due. The week after I sold it one of the 6 HVAC units went out. The last one cost me $7500.

I have some land an an office building left. The office building has only two tenants and one is me. The land is prime land because there is very little undeveloped land left. You have to buys something and razz it which can get expensive.

I had 4 different restaurant owners in just over 20 years. The last guy has been in there for 5 years and has done well, he came to me and said hey do you want to sell it. I said sure. He said how much. I told him what I wanted, and it was a done deal.

Took him about 3 months to get a loan. No realtors, no fess other than his lawyer for him and my lawyer fee was $200. I had a couple grand in surveying, but I'm an engineer and the surveying was part of an overall plan of mine anyway. It was the easiest transaction I have ever done and also the largest I have ever done.
