I’m now officially moving back to the midlands this time next year, drawing an end to my time as a Coastal Elite. I haven’t lived there since 2006 when I left for college, I imagine things have changed a bit. Any of you midlands folks, if you were moving there now, what part of town would you want to be in? Lexington for the schools? Chapin for cheaper lakefront? Rosewood or Forest acres downtown and just suck it up and pay for Heathwood/Hammond? Down 26 towards Oburg or St Matthews and buy up some land?

If no kids, it's a good option. Friend growing up lived in Shandon. His bedroom was the size of my closet. There are some houses big enough for multiple kids there, but they're scarce and expensive.

a vinyl clad mcmansion on a cul-de-sac, zoned for white flight schools, with a Sprawlmart and a variety of chain restaurants nearby, you're probably not the type that that is driving up the cost of housing in gentrifying downtown neighborhoods.

Never lived in a vinyl house. Always brick, with the exception of sheet metal for a few years in Johnstone. I'm not sure there are any white flight zoned schools anymore. Think you have to pay for those now, that's the Hammond and Heathwood stuff, and even they're not white flight schools anymore.
But I know in the typical original Shandon home, a family of 4 is cramped. My dad grew up in Shandon, in a Shandon home built in 1942 that was large for Shandon, and went to Dreher.
So I assume you live in Shandon.

The idea that a Shandon bungalow is a too cramped is a very Gen X way of thinking.

I live 1.5 miles from my office; 1.5 miles from my kids school; 1 mile from my church; there are over 70 restaurants, bars, brewers in a 1.5 mile radius from my house; four grocery stores in a 1.5 mile radius; sidewalks; trees; young professionals; and of course, hotties jogging the southend rail trail.

If no kids and an older significantly downsized house (1100 sq ft or less) is your thing then have at it. I personally don't like the proximity of Shandon to Five Points and having neighbors with small yappy dogs that are mostly latte drinking, lefty USuC professors.

Blythewood is far enough away from the stink to be ok. It's blowing up too but there is still a lot of rural properties and easy access to I-77. Depends on your priorities I suppose. Schools are ok I think. Thank Jeebus I am past all that!

close to Lake Murray would be the only option. There's really nowhere else in that area that has any redeeming qualities. I would consider suicide before living in Orangeburg or St Matthews.

But cottdayum the traffic over there! I'm only 20 minutes from Lake Wateree...which is another area to look at. It's developing nicely for a rural area. Depends on how many deer you want to dodge.

traffic is out of control now as well. Also per him, the DNR is so bad you can barely drink a beer anymore. These are all things I would consider but CharlestonTiger probably does not necessarily care about.

I'm on murray multiple times a week. The big holidays get a little choppy and busy, but it's not too bad.
I have had one...ONE DNR run-in with DNR in my entire life and that was two weeks ago. Just a license check. Shot the crap with the dude. He gave my kids some whistles, recommended some places where the stripers were biting, and went on his way.

I've got to say, that is one benefit of having a kid now. DNR sees my little family cruising around in a deck boat and barely gives us a glance. Just wait until you encounter a female DNR, not to be sexist....well yeah I am, they are the fuggin WORST. Can't drive a boat and are on mega power trips, I would be surprised if there are any exceptions.

Chapin AND on the lake is probably the best option, but not if you gotta get in that traffic mixer and commute into the downtown area. The Ballentine area wouldn't be bad either, along with areas between that and Chapin. Lake property in that area is bulletproof in terms of it increasing in value and will be for the next 20 years.
Lexington traffic is a NIGHTMARE.
F all the downtown areas, Shandon included.
One of your major goals in life should be to NOT move towards St Matthews or Orangeburg. Not for love, and not for money.
GD I'm jealous of the prospect of driving by a Rush's every day.

Only two decent options for Columbia......

Lexington, or old money Columbia neighborhoods. The former has better public schools, the latter has better location/traffic and is closer to Columbia prop-ah.
If Lexington, the sweet spot is mostly anything north of I-20, and west of the Saluda River, to the lake, and then west to downtown Lexington. Anything west and southwest from downtown Lexington and it starts to get sketchy. You eventually end up in methville.
In Columbia you have the Hamptons, Lake Katherine, Forest Acres, Gregg Park and/or King's Grant, and then there's the old money enclave of Forest Hills which is closest to downtown. All Columbia options and you will want to fork out $10-$15K a year for Hammond or Heathwood.
Chapin has horrendous traffic and expensive gas, but decent schools. Lexington has some of the cheapest gas around (cheaper than Columbia and especially Chapin). North Lake Murray property is cheaper, but that drive, ugh.
Good luck finding a house. 1 has sold in the last 1.5 years in our neighborhood. Like the Hamptons in Columbia, only 3 houses for sale in the whole area. Only 8 houses for sale in Lake Katherine area. Forest Acres has opted out of Zillow, so may be some in there. Saluda Shoals in the Lexington sweet spot had 8 houses for sale, and maybe 8 others in the best Lexington areas. All of the above plan to shell out $400-$500K minimum, and it goes up from there. I'd heavily consider Saluda Shoals, just based on availability, location, schools, etc.

Now I'm curious.
I moved to Irmo midway through highschool. Went to Dutch Fork. I think it's still a good public highschool. Back then, it was still out there enough to have some wooded land. Dated a girl that lived across town in a pretty nice neighborhood called Wildwood. Met a lot of cool people down there, but flat, hot, and mainly land locked - no can do.

Nothing crazy, and very particular to my line of work. I’ve been recruited to come and do just my subspecialty, which will mean no general surgery call. That doesn’t sound like much to people who haven’t experienced it, but that opportunity, especially this early in my career, just can’t be passed up. It’s life changing for me and my family. I’ll be able to focus on what I’m good at and what I trained to do, and about 90% of what makes this job hard will be gone. That right there is worth a 4th move in 4 years and leaving our brand new house (this will be the hardest part.)

I think that's why FBCooch resigned as head hall monitor to focus on dodgeball inflation, maintenance, and proper psi ("pretty sure itsgood.") It might be worth checking with him to see how that has worked out, before you do anything you might regret.

Good for you, especially so early in your career. I made a similar type of career move when I was around 30. I couldn't accomplish the things I wanted to where I was, so I get it. But man, that porch fire place looked sweet.

Orangeburg like Columbia is a college town, so you shouldn't abandon the cultural advantages that a small town with 2 colleges offers.
