Greenr Refinances His House
Jan 21, 2022, 11:17 AM
|
|
Greenr lives in a palatial estate on family land (i.e. FREE land). Greenr built his house around 7 years ago. The house value has doubled and then some. Greenr FINALLY decided to refi his house in November 2021. Also note, Greenr does not anticipate living in this house for ever, and would be surprised if he even lives in this same State in 3 years. But this was an opportunity to lump everything into a Home Loan and still have equity out to asphole as I got lucky when I built the house.
Started process in November 30, 2021. Reached out to SoFi as I do business with them on other stuff and they seemed to have good rates, etc. Sort of did it on a whim, but the numbers looked good. Locked everything in, paperwork submitted to them ASAP, within HOURS of them asking for it. Initial closing date from loan officer was January 15 but he assured me we could get it done before the new year. That is the last time I talked with him.
Passed it to another person who handled my account, went to underwriters, no problems there, no appraisal needed (WHAT????) and preliminary approval happens quickly on December 15 but SoFi has some items to handle on their end.
I email/call every contact I have on December 17 wanting an update. Radio Silence Emails and calls every 2-3 days until Christmas, then started back up through the new year. Nothing
Finally in January I got someone to answer phone, super friendly, super apologetic, super surprised that I have had problems. She answers questions and assures me that it is happening, just taking time.
January 12 or so, A new person contacts me, says they need more info from me. They need proof I paid my mortgage in December. I send them that. They need "more proof" so I screenshot the fu>cking webpage from my current provider. She gets COVID.
After MLK Day they say they need more info, luckily new statement from Mortgage provider is available, so I send that. By now, we are well passed the initial closing date.
Yesterday I call and call and finally get someone, girl with COVID was trying to work and had to leave and go to hospital so now I am dealing with 4th person. She assures me we are on track, just not sure what track they are talking about.
Get call today that we will close on the 25th (or 26th). It has taken 60 days to close a fu>cking refi that I was told averaged about 30 days and my initial loan officer is NOWHERE to be seen, just ghosted me.
Is this typical for the mortgage business? Am I too poor to get good customer service? Is this due to Christmas, New Years, and MLK holidays?
I got real frustrated and considered killing the whole deal, but no real skin off my teeth at this time since they have no money from me yet since the appraisal was waived.
Thanks for listening to my TEDTalk.

was the original plan.
The Bank gave me the loan to build my house, but that was a fiasco too. Loan officer (friend of family) was a raging alcoholic, and didn't disclose alot of info to me that he should have. Locked all my paperwork in his desk then disappeared to Michigan to visit his Dad and didn't tell anyone. Ended up almost screwing me in the end. Weird stuff. That guy died at like 45 sue to excessive drinking. Literally poisoned his body. I had no idea at the time, it made alot more sense later.
Maybe Greenr and financial disasters are like Peas and Carrots.

I have gone elsewhere to refi.
Construction Loan was local small town bank.
Had to refi that to a regular mortgage (not interest only construction loan) once built (original loan officer did not explain any of that to us, we had no idea and they wanted thousands to close a new loan after we just dropped thousands building the house) - used another mortgage company, Quicken Loans, and it was SMOOTH AF.
New refi with a new company now that rates are significantly lower.

County Bank. I think it's a function of who I'm dealing with though, he makes everything as easy as possible. He tells me what info he needs, I provide, everything signed on docusign. I didn't even shop my last refi, just got him to give me some numbers and did the thang.

And there are Wings or Eagles or whatever t-shirt places all over. And 17 is kinda run down. And there's that land of vinyl sided houses back on Prince Creek Highway or whatever its called. So far all I've seen is that houses are cheap (comparatively). So there's that.
It sure isn't IOP, or Mt P even CHS for that matter. Get what you pay for I guess.

Due to two things, both are basically rising rates.
Jan 21, 2022, 11:37 AM

Big pivot coming soon and there's a crush to refi I expect. You're in that mix. Second, everyone's sick. Third, lawyers.
But yeah, good luck. We got locked in a 15-yr. at 2.125% a year ago.
Side note - When you refinance, it hits your credit score. Your balance to loan ratio is then used against you, for some reason, even though it's 120K less than the prior loan, your balance to total loan ratio will impact your FICO score. Been impacting mine for a year now.
But overall I expect they're not too anxious to do refi's now as they see the writing on the wall with rates pretty clearly now. Plus lots out sick.

Despite the CEO being a dink, they have super low rates, no origination fees, closing costs. They are the most efficient at doing what they do I've ever seen. They can close a house in 2 weeks.
Normally they are waiting on everyone else to get there ish done.

My realtor said so as well. She said she had never seen a more efficient finance organization. I've used them 3 times--once for a refi, and 2 other purchases. They have only gotten better/faster as time has gone along. Their web page is super simple to upload docs and very easy to navigate.

I just refinanced my student loan mortgage through Laurel Rd, took about a week and they sent me some crazy electric self heating coffee mug to thank me in advance for the next decade of interest payments. Anyways, they were very professional and had better rates than sofi.

Friend did that. Was a 5 year deal. The group paid it off right away.
If my friend didn't stay on 5 years, the office would bill back to them the portion that should have been left.
My friend left in a little over 3 years - the office never billed back.

Re: Greenr Refinances His House

We refi'ed our house using a local broker who shopped for rates. We probably could have shopped around more but I had used this guy before and was pleased. He got us a good rate with virtually no hassle. Let us know what he needed, we sent it, and signed papers via docusign. This was in spring 2020 (I think). It took 45 or 60 days to close the loan because, even then, there was huge demand for refinances.
All that to say, it sounds like what you experienced was not normal. It probably was a bad run of luck with COVID, staffing, etc. I used SoFi to refinance my student loans and had no complaints about them at all. Their customer service was great, so its surprising to hear about your experience.
