Well boys, like I said the other day..closed a 1.5M house

on Friday Jan. 6th, Wednesday a friend called with 2 tickets to the Duke game tomorrow,had a sweet announcement out of CLemson yesterday, andclosing a little 250k house this morning at 11....now if I could just get to the lake Sunday after church and boat say ..a nice 7 pounder.....that would be a pretty good start to 2023!

I paid about that for 3000,which I consider above average size wise, square feet just 8 years ago.

A quarter million dollars now is basically a starter home.

mobile home was "make or break" as far as the appeal. A brick foundation like you did with that one gives it the look of "permanence" that elevates it above just being a big trailer with wheels, to being an actual residence.

sitting vacant for 23 years. Never lived in. The crackheads had destroyed it inside. We scraped the popcorn ceilings, put in new LVT floors, granite countertops,new exterrior siding, new roof, appliances, and my partner on it buit that roof over the front porch that really made a lot of difference. My partner is a retired mechanical engineer from Fluor. He can fix,build,create anything.

in the local Orangeburg paper, about a half dozen new construction homes for sale. The CHEAPEST ONE was ~$300,000! Most were $350-$400,000, and the topper was $499,000. In ORANGEBURG, SC! And, these are not "mansions". They are just what I would call "middle of the road" size normal looking suburban homes, not even brick. If I had ever entertained any thoughts of moving, they evaporated quickly with a look at housing prices like those.

Former upstater (Powdersville) - I now live in Charleston and it's much crazier down here.

My ex and I bought a house in the OV (Old Village of Mount Pleasant) in 2012. We paid $267k for it. In 2015 we sold that house for right at $500k and felt like we hit the lottery. The couple that bought it from us, they in turn sold it in 2021 for $1.2M. In less than a year, that little house increased in price almost exactly $1M.

On the other side - my ex and I split in 2020. She bought me out of the home we owned together and I bought a VERY small little house on the border of North Charleston/City of Charleston. Great location, but in a "transitional neighborhood". I plan on doing an AirBNB on it once I complete a couple small renovations. That house - which 5 years ago would probably have sold for $100k, I purchased for $265k - almost the exact same price I bought my OV house for, a decade ago.
