I ended up paying asking price as a result of other offers.

I haven't heard of anyone not getting at least asking price lately. But then again I've only spoken to like 4 or 5 people who've been selling.

near that. I have a friend trying to build now and he cannot get close to that either. That would have been awesome, but it wasn't reality for us. We tried.

I also chose granite, hardwoods, and fiber cement siding. If I had gone with laminate flooring (lasts longer and looks better than hardwoods) and vinyl siding (good life span) our builder could have put us in something for $70/sqft heated and cooled.

spent 10K on a driveway. The garage though really drove the price up. I also lost 20K in financing b/c my builder sucked (11 months to build). You had the opposite builder and had a better experience.....kinda balances out I suppose.

bank on the floor it won't leave an indention in laminate like it will hardwood. When I say laminate I mean fake hardwood / pergo / is there another term? When my kid pushes the end table across the room, it wouldn't leave a 36 inch scratch on laminate....it will on the hardwood.

When I think it would be cool to try and breakd ance on the floor, the button in my pants can put a gash in real wood....not laminate though.

5 or 6 years you'd be wanting to pull them up. I like the tile that looks like hardwood, that'll be what goes in my next house if I'm ever able to move.


Also, please tell me you've seen the blue house right outside of 18 mile where that lunatic has built ##### on shipping containers.

homes, as far as price range goes. Right now, at least in Rock Hill, shanty shacks on the wrong side of the tracks are getting top dollar and moving. I haven't really seen anything like it around here.

I would think mostly investors would be on this. It was an 80k house that needed about 15-20k for rent ready... prolly more like 20k for selling... of work... asking price was 38k.

How long have you been doing it? This is a tough market right now. This is the 3rd property that I have found that I have tried to offer on. The first 2, by the time I saw them and got over there to see them, they had already accepted an offer. I check about every other day at least. Usually take no more than the next day to get over to look at it. They are just going like crazy.

We'd love to get another in Clemson and are looking constantly, but that market is even worse than Rock Hill. We started looking here in RH because we could put Joonyer in it, and instead of him paying rent to someone else he would earn in an interest in the property for a rent/flip situation down the road, then move on and do it again.

A friend that I would not charge more than $600 for rent. Thats my problem right now...like you said, it intersects with starters. I cant go much more than a house fixed up value over 100k because of the money that would be lost in lost rent. (I could rent it for 1-1.1k and only renting it for 600).

The other one I have I put about 115k into it and its worth about 140k... can rent it for 1400 to 1600. That is the range I would like to be in...

I just bought a house. I lost out on the one I wanted before that. It went for $100K over list. If its listed in MLS and you aren't offering at least $50K over, you have no shot.

We're also in the hottest housing market in the country because of the #### Chinese. They used to throw all their money into Vancouver but the Canadians implemented a 15% tax on foreign investment property purchases so they all just said the heck with it and moved south. Now prices are out of control.
