So should I hire an agent or sell my house myself? Looks like houses in Greenville are selling like hot cakes. I live in a desirable side of town and there's hardly anything on the market.

Should I just list it and see what sort of hits I get first before trying an agent?

The estimate on Zillow is $277K...should I list at $290?

only issue was one pier that was leaning.

I'm not an engineer but I know a scam when I see it.

Dude told me I needed 10 of those piers in the hallway which is 5 feet long.

That's why I told them I would pay for the ductwork replacement (which it did desperately need) but I was not paying a dime for piers and warned the buyer this dude is trying to scam them.

Sounds like they didn't listen.

Remember I got the same report they did

Zillow says the house I'm in is worth $864K...that was in the mid $600's 15 months ago. The cheapest house I've seen around here sell in teh last 6 months was down the street that closed for $925K, is 1000 sq ft and made out of cinder block on a smaller lot that this one is on.

It also says the rent should be about $900/month cheaper than it is (it will going up at least 2x in April).

Well, I said that until neighbor sold their house for $530K, 25-30K over zestimate after a bidding war. It never made it onto the market. So who knows. I'd hate to stick a price on our house. I'd probably do Zillow price, then wait and see. Can always drop it, can't increase it. Our neighborhood is up 30% since pandemic hit, according to Zillow, and honestly Zillow has proven accurate only in the past 2 years. Before that it was inflated. Still is inflated, but the houses seem to have caught up.

At least 5-10%, if not more. When I refinanced this summer, the "Zestimate" (lulz, dumb) was nearly $130K lower than the appraised value, which had 6 comps immediately around me. So....nah. I wouldn't. List it like 30 or 40% higher, or more, and see what happens. No bites, and you'll know you're too high. Take it off for a couple weeks or a month or whatever, and slide down the scale a little.

If the lender needs $x for the loan, they will get $x for the loan

and look at their prices per sq foot.

We did a sell by owner and it was a piece of cake, other than dealing with realtors who wanted to come by to look at our house to see if their clients would want it - lol - do not let them come, they just want to sign you up.

Word of mouth will get it sold in Greenville if you are in a hot area.

For some reason, sometimes it will randomly just stop showing houses that are for sale. The houses will still be for sale, but they just stop showing up as available on zillow.

Until like a week or month later when the house goes under contract.

But seriously. The biggest mistake would be asking too much or too little. But like some on here have said, you can do the comp appraisal yourself to get a good idea.

We knew what our house was worth and it was enough equity that we were fine with it because we needed to sell quick. A realtor would have probably listed our house a little higher but still take 6% so it would be a wash anyways.

Also, what Father G said. If a realtor wants to come view your house FOR a client, decline. Either bring a client or GFYS.

I was talking to my neighbor the other day and she said they are looking at selling one of the 2 houses they have on IOP, renting one out, and moving to Marathon, FL--because its so cheap.
