I don’t know of this is FBCooch level of UDP or not
We have a massive brick fireplace that I standard dark brick color. It’s 6 feet across and goes to the ceiling. It’s about 1/3 of the wall.
We are considering painting it something light to lighten up the room a bit.
Anyone painted interior brick and what do I need to know?

Use masonry paint

People in our neighborhood have been painting their exterior brick lately. Only one seems to have used masonry paint. All the others have huge areas of pealing paint.

A long time ago. The paint they used sort of soaked into the brick so it looks like those tan bricks instead of paint. Looked good.
I’ve seen them painted shiny white and it looked ok at first but unless you put 400 coats on them to get rid of all the bumps and cracks it is impossible to keep it looking clean.
I’d paint the dark paneling before the fire place

It's like the previous owner decided to strip the popcorn off, but only got the chalky first layer off and then gave up. So I have halfway popcorn cielings.

relatives who live in a dumpy older neighborhood on the back side of East Cooper Medical Center, and Zillow has em at $800k. LOLOLOLOLOLOLOLOL.
This is where I get really, really confused. The people who typically can pay $800k for a house, absolutely, positively don't want to live in a house like theirs.....I don't get it.

couple friends who've recently sold their houses in the last couple months. Obviously both of em had the usual multiple offers, cash offers, bend over and take-it buyer waivers. It was interesting to me though that for both of them, it was an act of kindness and 5-figure charity to their neighbors and neighborhood that they didn't take the higher offers of rental companies.
I really don't understand why the REIT's and other speculative corporate entities are skewing the market so much right now, but never have before. I'm not sure what the dynamic is now or what's changed that's making them appear en masse and pay above-market rates for otherwise average houses.

houses around me last year when I was selling. The guy who bought my house was really sketchy on if he was going to rent it, hold it, flip it, or what he was actually going to do with it--not that I cared. I assumed he was another part of a "co-op".
But If a house came up for sale, these co-op groups would put a ridiculously high offer on all of them within a few days--the only caveat was that they had a 2 week "due diligence" clause--allowing them to get out of the offer within 2 weeks of the offer for any reason.
At one point, they had every house for sale east/south of Coleman blvd tied up. I guess they were trying to stifle competitive bidding/bidding wars so they could buy up the houses they really wanted. I never did quite understand the reasoning behind all of it.
I'd like to put on my conspiracy theory hat and think all of all of this is going to come crashing down at some point, but we're going on about 1.5 years of this craziness, and its only gotten worse. I don't understand it all, but I know its quickly changing the landscape and culture of just about everywhere. Unless the dollar completely crashes, housing prices aren't coming back down.

like 2008 on the horizon. It's not bad credit risks buying these ridiculously priced houses now.
Realtor buddy of mine mentioned those due diligence clauses. Said he represented a buyer who sold to one of those companies with just such a clause, and they cancelled on the last day because the house was within 200 feet of a commercial business---something that anyone with eyes would have known prior to making an offer.
Feels like quite a bit of market manipulation and back office collusion going on right now with how this is all working.

I just assumed realtors and BIC's were somehow fattening their pockets through it. Maybe they were actors for REIT's? I dunno.
Edit--I had a group bid on my house and backed out before I even accepted or denied the bid. They bid on the house in the morning and cancelled it in the afternoon. It was just weird.

after a few months I noticed the tape joints on the ceiling under the treadmill were cracking and there was almost a circle of nail pops on the ceiling.
I guess all that bouncing from the treadmill was popping the mud.

Debbing Dunning was so freaking gorgeous. Good gravy. She's better than Pam, I think. Tough call though. Prime, young Pam is hard to beat. What were we talking about again?
Oh yea, painting brick.
Our house is old school. The living room fireplace, which is unusable/unused, is pained gloss white. It's been like that since forever as far as I know. Probably in the 1960's. Our playroom fireplace is also painted white. I painted it about 5 years ago.
A few coats is all it took, not impossible to cover up the brick. It does get a bit dirty, but our wholedamn house is dirty, so I don't even think about it. I think we just used normal latex paint/primer. No issues with pealing or whatever. I've even burned a fire in my playroom with no issue, besides the paint getting super dirty from the firewood.
One truth is that there is no way to "unpaint" it. It'll always be painted.
to threadjack a bit: Now my den and fireplace was added nearly 100 years after the house was built and it has settled much more than the rest of the house. The weight of the chimney has caused it to settle and pull away from the house. I am going to have to do something about it eventually. If I had to guess, it's pulled away 4" at 15' off the ground. It's significant. The cheapest option would probably be to just get rid of it and replace the siding on that end of the house. I guess we could have somebody come in and mud-jack or level it up....

There was a huge oak tree that was taken out to build the add-on den and chimney back in the 60's.
I bet it settled extra bad due "bad dirt" caused by the rotting tree stump and improper backfill and compaction.
The whole den slopes away from the house pretty badly... but I can deal with it. It's 150 years old, there isn't a level surface to be found. The chimney pulling away is an issue though. I could see it eventually falling over. Plus it looks like T-total crap if you're on that side of the yard.
I bet for a few G's I could get the chimney fixed. I'd be fine with leaving the floor sloped.

We did this for a brick porch on our house and it turned out great. The schmear is done with mortar... easy diy. The whitewash is with paint. The beauty of these is that if you don’t like it, you can still paint over it.

with a claw hammer and a few screwdriver/chisels. Pile them up to the side. In true FBC fashion, leave the bricks there in a pile, let snakes move in, grass grow up around it, and hang a blue harbor freight tarp over the hole where the chimbley was.

That, and it probably came with like 3.31:1 gears...and 30" tall tires. Increase that by 3" and you are going to kill your performance, gas mileage, and eventually, your already weak GM transmission.

when i bought it. I can definitely vouch for the fact that it is in no way removable. I tried. Short of taking a grinder with stones and wire wheels to it, this is a permanent decision.

The whitewash / "schmear" look is pretty strong.

I've seen a few done like that and they look nice.
It's the brass doorknobs, 2.5" baseboards, and popcorn ceiling you see on the way out that sucks.

We also have brick FP and have resisted painting it.

I refinished the old mantle, got rid of some wood shelving beside it, replaced the fireplace screen and painted the trim at sides and ceiling a nice bright white along with same in rest of room.
Wife-of decorated with decorator crap (tall dried flowers (pussy-willows (snicker))) in large vases in front.
The brick is much less noticeable now and still haven't painted.
